Foundation repair, starting with who diagnoses it

Before you compare piers, compare incentives. Here is which symptom belongs to which specialist, why the free inspection is a sales visit, and how to read three quotes that disagree with each other.

In short

What is foundation repair?

Foundation repair is not one service - it is a family of very different jobs that share a name. Underpinning a settled corner, bracing a wall that is leaning inward, re-shimming a pier-and-beam floor and sealing a crack are separate trades with separate price scales. The first decision is not which method to buy. It is who diagnoses you, and whether that person is paid by the hour or paid by the contract.

Triggers

Signs you need foundation repair

  • Doors or windows that used to work now bind, drag on the frame, or need a shove to latch - and it is not just humid weather
  • A floor that slopes enough to be obvious with a ball or a marble, or that has developed a springy spot
  • Diagonal cracks running from the upper corners of door and window openings, in drywall or in brick
  • A basement wall that no longer looks flat when you sight down it from one end
  • Exterior brick veneer with a stair-step separation along the mortar joints, or a chimney pulling away from the wall
  • A crawl space where a support post has shifted off its footing, or where the girder above it has visibly dropped
  • Any of the above appearing or worsening noticeably over a single season rather than a decade

The job

How foundation repair actually works

  1. Write down what you actually observed, with dates

Photograph each symptom next to something with a known size, note the room and the direction, and date every photo. Movement that has stopped and movement that is ongoing lead to completely different recommendations, and only a record over time can tell them apart.

Watch forRelying on memory in a conversation with a salesperson. "It has been like that for years" and "it appeared in March" are worth thousands of dollars of difference, and you will not recall which is true under pressure.

  2. Decide who inspects - and read the incentive first

A repair company will inspect for free. A licensed structural engineer will charge you for a few hours and sell you nothing afterwards. Both will look at the same house. Only one of them earns nothing if the answer is "monitor it for a year".

Watch forAn "engineer" who turns out to be on the repair company's staff. Independence means no financial relationship with whoever performs the repair - ask directly, in writing.

  3. Map the symptom to the right specialist

A leaning basement wall is a lateral-pressure problem, not a settlement problem. A sagging crawl-space floor may be a rotted girder rather than a foundation failure at all. Sending the wrong specialist to your house guarantees you get quoted their product.

Watch forGetting three quotes that all propose the same method - that usually means you called three companies that only sell that method, not that three experts independently agreed.

  4. Bid one scope, then reconcile the numbers

Hand every bidder the same written description of the work - ideally an engineer's - then line the returned bids up and ask the outliers why they differ. A bidder proposing far less work is not necessarily wrong, and one proposing far more is not necessarily thorough.

Watch forQuotes that price "per pier" without stating how many piers, and discount pressure with a deadline attached. A condition that took years to develop does not become urgent because a promotion ends Friday.

  5. Monitoring plan and realistic settlement expectations

After structural work, the homeowner gets what was done, what should be watched (cracks, doors, grades), and when a follow-up elevation check is warranted. Repair is not a promise that soil will never move again.

Watch forGuarantees of "permanent forever" with no maintenance or drainage advice. Water management around the foundation is usually part of keeping the repair effective.

Money

What does foundation repair cost?

Foundation work spans an enormous range - from a few hundred dollars for sealing and monitoring to well into five figures for underpinning or wall stabilisation. The variable that moves it most is how many supports are specified and how deep they must go. An independent engineer's assessment usually costs a small fraction of the repair.

Straight answer

When foundation repair is the wrong call

When saying yes is the wrong move:
  • Nobody has established that anything is still moving. Many houses carry old, settled-out cracks that stopped decades ago. Repairing a symptom that has finished happening buys you nothing but a receipt. Documenting and re-measuring over months is a legitimate answer, not a stalling tactic.
  • You have not ruled out a plumbing leak under or beside the foundation. Water escaping under a slab or against a footing can produce movement that looks exactly like soil settlement. Piers driven into ground that is still being washed out do not fix the cause.
  • The real problem is drainage, and drainage is cheaper. Downspouts discharging at the wall, negative grade, a gutter that has not worked in years - these load a foundation continuously, and correcting them has to happen anyway.
  • The only diagnosis you have came from the company quoting the work. Not a reason to assume dishonesty. A reason to get a second opinion from somebody with nothing to sell, before committing to an irreversible job.
  • The failure is a wood-framing failure, not a foundation failure. A rotted beam end, a cut joist or a removed post can produce sloping floors while the foundation itself is fine.
  • You are about to sell and want a fast certificate. A rushed repair chosen for the paperwork rather than the condition tends to be the wrong one, and it becomes a disclosure item either way.

What to check when hiring for foundation repair

  • Who wrote the diagnosis I am buying from, and do they earn anything from the repair? The single question this whole page exists to make you ask. If the diagnosis and the contract come from one company, you have one opinion, not a confirmation.
  • What exactly are you proposing to fix, and what evidence points to that cause? Forces the conversation from product to cause. A good answer references specific measurements and observations. A weak one describes the product.
  • Will you bid from an engineer's written scope if I supply one? Contractors who will not are telling you their price depends on writing their own scope. That is exactly the condition that makes three quotes incomparable.
  • What happens if the movement continues after this work is finished? Stabilisation is a prediction, not a guarantee of stillness. You want the remedy for a wrong prediction defined before you need it.
  • What is covered by your warranty, what voids it, and who honours it if you close? A "lifetime transferable warranty" is a marketing phrase until you read which components it names. Ask specifically whether it covers only the installed supports, or also the finishes, the slab and any water intrusion.
  • Can I see the permit and inspection path for this work in my jurisdiction? Structural work frequently requires permitting. A contractor working around that leaves you with an unpermitted structural alteration to disclose at sale.
  • How many of these did you do within twenty miles of my house last year? Soil behaviour is intensely local. Local repetition is worth more than a national brand name.

FAQ

Foundation Repair - questions people ask

Still have a question? Talk to our team →

It is worth having and it is not worth trusting alone. The visit is real, the person is often experienced, and you may learn something useful. But the visit is paid for by the repairs it generates, and no company staffs a free-inspection programme that concludes "nothing needed" most of the time. Treat it as one input, then get a second opinion from somebody with no repair to sell.
Usually because each contractor wrote their own scope. One priced eight supports along one wall, another priced twenty around three sides, and a third priced drainage correction plus monitoring. Those are three different projects, so the prices cannot be compared as though they were bids on the same job. Supplying every bidder with one independent written scope collapses most of that spread.
It is proportionate whenever the recommended work is expensive, irreversible, or based on a diagnosis you cannot verify. An engineer charges for time, not for a product, and produces a document you can hand to every bidder. Against a five-figure contract, that assessment is a rounding error.
Yes. Plenty of houses settle differentially in their early years, reach equilibrium, and stay put for decades with the evidence still on the walls. A cracked wall tells you something happened; only repeated measurement over time tells you whether it is still happening.
The question has no answer without a diagnosis. Underpinning addresses vertical settlement; wall reinforcement addresses lateral pressure; shimming addresses a wood support system that has dropped; sealing addresses water. A company that recommends the same method to everyone who calls is describing its inventory, not your house.
