- Structural work. If reinforcement is needed, it can be a substantial line of its own.
- Tear-off weight. Removing an old tile roof means handling and disposing of a lot of mass.
- Roofline complexity. Valleys, hips and dormers all mean cut tiles and more flashing, and tile is slow to cut.
- Installer availability. In markets where tile is uncommon, the price reflects scarcity of skill as much as material.
The underlayment problem nobody mentions
This is the single most important thing to understand about tile roofing, and it is the thing most buyers learn too late.
On a tile roof, the tile is the weather shell - it sheds the bulk of the water and takes the UV. But a significant part of the actual waterproofing is done by the underlayment beneath it. And the underlayment has a much shorter service life than the tile above.

Partway through the tile’s life, the roof needs lifting and relaying: tiles are carefully removed and stacked, the old underlayment is stripped, new underlayment goes down, and the same tiles are put back. - Budget for it. A “100-year roof” is not a hundred years of no expenditure.
