These figures are national averages built from estimated job costs and real-estate professionals' resale estimates. They are regional. The same remodel in a hot metro and a slow rural market will not return the same percentage, and the report's own commentary is explicit that ROI varies widely by market. Treat 80% as a benchmark to argue with, not a promise.
Note what the number actually says: you get most of it back, not more than you spent. A remodel is rarely an investment in the financial sense. It is a purchase that loses less value than most purchases. If a contractor pitches your remodel as something that will "pay for itself," they are misreading a report they probably have not opened.
The pattern across years is consistent and useful: midrange beats upscale. Buyers pay for a bathroom that is clean, modern, and working. They do not reliably pay a premium for imported stone or a steam shower. If resale is your motive, spend to the level of your neighborhood and stop.
