Replace an exterior door when the frame or sill is rotted, the slab is warped or delaminated, or the opening has gone out of square. Repair when the complaint is latching, sticking, or drafts - those are hinge, strike-plate, threshold and weatherstrip problems and cost a fraction of replacement.
The resale argument for a new front door is weaker than it is usually presented. Published return figures for steel entry door replacement disagree sharply depending on which report year is being quoted: one 2026 summary of the Cost vs. Value data shows about 82% of cost recouped (roughly $2,214 spent against $1,811 in value), while widely-repeated articles cite 188% using older report data. Those cannot both describe today's market. Buy the door because you need or want it, and treat resale as a bonus.
The energy argument also needs care. Federal Section 25C credits for ENERGY STAR exterior doors - $250 per door, $500 total - applied to property placed in service before December 31, 2025, and are not available for 2026 installs. If someone is still quoting that credit at you, that is a reason to doubt the rest of their pitch.
Where replacement genuinely pays is condition and function: rot that will spread into framing, a door that no longer secures the house, or an opening that leaks water into the wall. Those are real problems with real downstream costs.
For upgrades - sidelights, decorative glass, smart locks - decide what you're buying. Sidelights and glass are appearance choices costing hundreds to thousands. They do not improve the door's performance, and glass reduces security and insulation.
Choosing doors between the options
The judgement calls that decide the bill, before anyone quotes you.
- Start with the frame, not the door Soft wood at the sill or jamb settles the question: that is replacement territory. A sound frame with a sticking door is a repair.
- Discount resale claims heavily Published ROI for entry doors ranges from about 82% to 188% depending on the report cited. Any salesperson quoting one number as fact is selling, not informing.
- Don't budget a federal door tax credit for 2026 The 25C exterior-door credit applied to property placed in service before Dec 31, 2025. Verify anything current with the IRS or your state energy office yourself.
- Separate performance from appearance Insulation, security and weather-sealing are performance. Glass, sidelights and finish are appearance. Price them separately so you can cut the right one.
- Security: the deadbolt and strike matter as much as the door A strong slab in a frame with short strike-plate screws is weak. Ask what length screws go into the framing.
