Repair when the complaint is latching, sticking, or drafts — those are hinge, strike-plate, threshold and weatherstrip problems and cost a fraction of replacement.
The resale argument for a new front door is weaker than it is usually presented. Those cannot both describe today's market. Buy the door because you need or want it, and treat resale as a bonus.
The energy argument also needs care. Federal Section 25C credits for ENERGY STAR exterior doors — $250 per door, $500 total — applied to property placed in service before December 31, 2025, and are not available for 2026 installs. If someone is still quoting that credit at you, that is a reason to doubt the rest of their pitch.
Where replacement genuinely pays is condition and function: rot that will spread into framing, a door that no longer secures the house, or an opening that leaks water into the wall. Those are real problems with real downstream costs.
For upgrades — sidelights, decorative glass, smart locks — decide what you're buying. Sidelights and glass are appearance choices costing hundreds to thousands. They do not improve the door's performance, and glass reduces security and insulation.
