Three questions settle most flooring decisions: does water reach this room, how long do you plan to own the house, and is the existing floor salvageable. Water rules out wood products below grade. Short ownership horizons favor luxury vinyl plank at $3-$11 per square foot installed. And a sound existing hardwood floor should almost always be refinished at $3-$8 per square foot rather than replaced at $6-$12.
Decide the whole house at once, even if you install in phases. Buying one room at a time is how people end up with four materials, six transition strips and a hallway that looks like a sample board. Transitions cost $10-$40 each and every one is a visual break.
Match the material to how long you're staying. If you'll sell within a few years, spending $9-$23 per square foot on solid hardwood to impress a future buyer is a gamble. If this is your long-term house, the calculation flips - solid hardwood maintained properly lasts 50 years or more and can be refinished repeatedly.
Be honest about the subfloor before you fall in love with a material. Tight-tolerance products punish an uneven substrate. Subfloor replacement at $3.50-$12 per square foot can quietly exceed the cost of the flooring itself, and finding that out after you've paid a deposit gives you no leverage.
When two options are genuinely close, pick the one that fails gracefully. A vinyl plank that gets scratched can have a plank swapped. A tile that cracks means matching a discontinued tile. A wood floor that gets damaged can be sanded. That resilience is worth more over ten years than a small price difference today.
Choosing flooring between the options

- Write your must-haves down before the showroom Pets, kids, wheelchairs, radiant heat, allergies, resale. Showrooms are excellent at reframing your priorities.
- Price the whole house even if you phase it A phased plan with one material choice is fine. A phased plan with a new decision each time is how mismatched floors happen.
- Test the existing floor before condemning it A screen-and-recoat at $1-$2.50 per square foot on one room tells you whether the whole floor is really finished.
- Add 20 percent of the quote to your mental budget Not because contractors pad - because subfloor conditions are genuinely unknown until the old floor comes up.
- Walk away from any 'today only' flooring price In-home flooring sales that expire at the end of the visit are a pressure tactic. Real quotes survive a night's sleep.
