Flooring materials

Start with water, not looks. Solid hardwood over a concrete slab or in a basement is the single most common expensive mistake in this category. Vinyl planks and tiles, sheet vinyl, rubber and tile are the materials that tolerate below-grade moisture; engineered wood is only moderately water resistant, and solid hardwood is not.

Solid hardwood ($9–$23/sq ft installed) buys you decades — properly maintained wood floors last 50 years or more — and can be refinished repeatedly. Engineered hardwood ($8–$14/sq ft installed) looks the same on day one, handles slabs and moisture better, but has a thin wear layer that limits how many times it can be sanded.

Luxury vinyl plank ($3–$11/sq ft installed) is the volume winner for good reasons: waterproof, quiet, forgiving of imperfect subfloors, and rated for at least 20 years with manufacturer warranties commonly running 5 to 20 years. It will not add the resale story a real wood floor does, and it cannot be refinished — when it wears, it gets replaced.

Species matters less than people think and costs more than they expect. Material-only prices run about $3–$5.75 per square foot for red oak, $3.75–$7 for white oak, $6.25–$10 for maple, and $8.25–$10.50 for walnut. Choosing walnut over red oak can double the material line without changing a single thing about how the floor performs.

How to choose

Decide by moisture first, style second

Basements, slabs, bathrooms and laundry rooms: vinyl or tile. Everywhere else, the field is open.

Engineered over slab, solid over wood subfloor

Engineered wood tolerates slab moisture better than solid. Solid hardwood over a slab is a warranty claim waiting to happen.

Ask about wear layer, not plank thickness

For engineered wood and vinyl, the wear layer determines how long it lasts and whether it can ever be refinished. Total thickness tells you almost nothing.

Cheap padding ruins good carpet

Padding is only about $0.35–$1.14 per square foot of a carpet job averaging $7.47. It is the least sensible place to save money.
