Wear layer first. For engineered wood it decides how many times the floor can be sanded; for vinyl it decides how long the pattern survives traffic. Two planks with identical total thickness can have very different wear layers and very different lives. Ask for the number in the spec sheet, not the marketing name.

Underlayment is not optional padding — it handles sound, small subfloor irregularities and sometimes moisture. Budget roughly $3.40–$5.30 per square foot for underlayment on carpet and laminate systems. Some floating floors come with underlayment attached, in which case adding a second layer can actually void a warranty. Read the instructions.

Vapor barriers matter over concrete. Expect around $100–$150 per room for a vapor barrier under vinyl on a slab. This is the cheapest insurance in the whole job and the item most often deleted to make a bid look competitive.

Carpet padding is its own product and its own decision. Padding runs about $0.35–$1.14 per square foot within a carpet job averaging $7.47 per square foot installed, with types ranging from bonded urethane around $0.49 to waffle rubber near $0.89. It is a small share of the job that has a large effect on how the carpet feels and how long it lasts.

How to choose

Ask for the wear layer figure

It's the single most predictive spec for how long an engineered or vinyl floor lasts.

Don't double up attached underlayment

If the plank has pad attached, adding more can void the warranty and make the floor feel spongy.

Keep the vapor barrier in the bid

At roughly $100–$150 a room it's the cheapest protection against a slab moisture failure.

Upgrade padding, not carpet fiber

At $0.35–$1.14 per square foot, better padding is the highest-leverage dollar in a carpet job.

Count transitions before you sign

At $10–$40 each plus $15–$50 per threshold, a house full of doorways adds up.
