Measure room by room and write the numbers down. Closets, hallways and bay windows are where estimates go wrong. Add waste on top; patterned and diagonal layouts need more than straight runs.

Then apply an installed cost band rather than a material price: about $3–$11 per square foot for luxury vinyl plank, $1.36–$13.58 for carpet, $6–$12 for hardwood, and around $12.50 per square foot as the all-material national average. That gives you a defensible starting figure.

Now add what calculators skip. Tear-out $1–$6 per square foot. Subfloor repair $2–$2.50 per square foot, or replacement at $3.50–$12. Underlayment $3.40–$5.30 per square foot where required. Baseboard $1.74–$2.50 per linear foot. Transition strips $10–$40 each and thresholds $15–$50. Stairs at $100–$200 per step for hardwood or $11–$160 per step for carpet.

Use the total as a sanity check on quotes, not as a target to beat contractors down to. A bid well below your estimate usually means scope is missing, and that is more expensive than a bid slightly above it.

Add prep to every calculator output

Most tools price material and basic labor only. Tear-out, subfloor, underlayment and trim are yours to add.

Count stairs and doorways separately

Stairs at $100–$200 per step and transitions at $10–$40 each are the items estimates always miss.

Treat a suspiciously low bid as incomplete scope

It usually is. Compare exclusion lists, not headline numbers.
