Lifespan data. This Old House's 2026 guide puts door service life at 15 to 30 years with proper maintenance. Springs fail well before that — commonly rated at around 10,000 cycles, with published estimates of about 7 to 12 years for extension springs and 8 to 15 years for torsion springs. That gap is why most garage door spending over a door's life is repair, not replacement.

Cost data. National 2026 averages cluster near $1,400 for a replacement, with a common range of $1,151 to $1,869 and clear separation by material and size. Repairs are an order of magnitude cheaper: torsion spring replacement around $350–$540 installed, openers roughly $300–$900 installed.

Resale data. The Cost vs. Value study has repeatedly placed garage door replacement at or near the top of its rankings, and the 2025 edition reported 268 percent cost recouped — first among more than 28 projects. Read that as a national average of appraiser-estimated value, not a guaranteed outcome.

Safety data. The regulatory record is worth knowing: UL 325's third edition added entrapment-protection requirements for residential openers effective January 1, 1993, and the standard has continued to be revised, with CPSC publishing on the ANSI/CAN/UL 325 2023 revision. Openers older than 1993 predate those protections.
