Hardscaping problems
Most hardscaping problems trace back to the base or to water. Sinking and uneven pavers usually mean the base was under-compacted or the bedding sand has washed out; Fixr puts sinking patio repair at $3 to $15 per square foot and paver repair at $7 to $30 per square foot. Leaning or bulging retaining walls almost always mean water pressure behind the wall, with repair at $250 to $1,500 and rebuilding failed sections at $70 to $125 per linear foot.
Sunken or wavy pavers. Water gets into the bedding layer, fines migrate, and the surface drops. Fixr describes sand sections weakening and leading to uneven areas and sinking. If it is one small area, lifting and resetting is genuinely a repair. If the whole surface is moving, the base was wrong and resetting the top just buys you a season.
Leaning, bulging or cracking walls. Fixr's repair data names three causes: drainage issues that build water pressure in the soil, base and foundation deterioration, and frost or shifting soil. Costs run $150 to $400 for cracking, $250 to $1,500 for leaning or bowing, $150 to $1,250 for drainage failure and $150 to $1,250 for crumbling, with rebuilds at $70 to $125 per linear foot. A leaning wall is a safety issue, not a cosmetic one - stop parking or standing near it and get it looked at.
Weeds and washed-out joints. Polymeric sand degrades. Today's Homeowner reports it typically stays effective around five years, with weeds sometimes returning from year two, and describes washout - rain repeatedly softening the polymer until it is gone. This is maintenance, not failure, as long as the base underneath is intact.
Staining and haze. Polymeric sand can leave a haze if excess sand is not swept off before it is watered in. Oil, rust and organic staining on pavers is a cleaning problem rather than a structural one. Do not let anyone talk you into rebuilding a patio because it looks dirty.
The diagnostic question for all of it is: is the base moving? Straight, tight joints with one dipped area suggests a local bedding issue. Wide, irregular joints, rocking pavers across the whole field, or a wall that has moved suggests base or drainage failure, and that is a rebuild conversation.
Choosing hardscaping a fix
The judgement calls that decide the bill, before anyone quotes you.
- Photograph it over time Take a dated photo from the same spot every few months. Movement that is hard to judge by eye is obvious in a sequence, and it is the evidence you need if the installer's warranty is still live.
- Treat a leaning wall as urgent Walls fail suddenly, not gradually. Keep people and vehicles away from the downhill side and get a professional opinion rather than watching it through another wet season.
- Don't reset pavers over a bad base Resetting the top layer on an uncompacted base is a cosmetic fix with a short life. Ask whoever quotes the repair whether they intend to open up and re-compact the base, and what they found.
- Re-sand joints as routine, not as repair Joint sand is consumable. Budget for topping it up every few years rather than waiting until weeds and washout are obvious.
- Check your warranty before you pay someone new Settlement within the first couple of years is often a workmanship issue. Contact the original installer in writing before you hire anyone else - bringing in a third party can end your claim.
