In the 2023 NAR/NALP Remodeling Impact Report: Outdoor Features, REALTORS estimated that a new patio recovers 95% of its cost at resale, an outdoor kitchen 100%, an overall landscape upgrade 100%, a new wood deck 89%, landscape lighting 59% and a fire feature 56%. Standard lawn care was the outlier at 217%. The patio project priced was an 18-by-16-foot concrete paver patio, estimated by landscape professionals at $10,500 with an estimated $10,000 recovered.

Cost recovery is an estimate by real estate agents, not a guaranteed sale price bump. NAR itself notes that actual cost and recovery are influenced by project design, material quality, location, and the age and condition of the home. Treat these percentages as a ranking of which projects hold value, not as a promise about your house.

The ranking is consistent and useful: maintenance and basic curb appeal beat big-ticket features. Standard lawn care service recovered 217% on a $415 estimated cost, and landscape maintenance recovered 104% on $4,800. Meanwhile a fire feature recovered 56% and an in-ground pool 56%. If you are spending to sell, spend on the boring things first.

Enjoyment and resale are not the same measure and NAR reports both. The new patio scored 9.9 out of 10 on NAR's Joy Score with 85% of owners reporting greater desire to be home; the outdoor kitchen scored 9.0 for joy but 99% reported greater desire to be home. Landscape lighting and in-ground pools both scored a perfect 10 on joy while recovering 59% and 56% respectively. A project can be a poor financial return and still be the right call if you are staying.

One number worth noticing: only 3% of REALTORS recommended a new patio before selling, and only 1% recommended an outdoor kitchen, while 74% recommended landscape maintenance and 53% recommended standard lawn care service. Agents are telling you that a new patio is something to enjoy, not something to install on the way out the door.

How to choose

Build hardscape for yourself, not the appraiser
Patios and outdoor kitchens land near 95–100% cost recovery in the NAR data — roughly break-even. That's fine if you'll use it for years. It is not an investment strategy.
If you're selling within a year, do maintenance instead
Lawn care service and landscape maintenance were the only projects in the report where agents both recommended them heavily and estimated recovery at or above 100%.
Be honest about fire features and pools
Both landed at 56% cost recovery in the report. They scored high on enjoyment. Buy them because you want them.
Cheap hardscape has negative ROI
A settled, wavy patio reads to a buyer as deferred maintenance. Fixr puts sinking patio repair at $3 to $15 per square foot and paver repair at $7 to $30 per square foot — you can spend the savings twice.
Don't out-build the street
NAR notes recovery depends on the home and location. A $60,000 outdoor kitchen on a modest block will not find a buyer willing to pay for it.
