Home security FAQ

The four questions homeowners ask most are cost, monitoring, contracts and effectiveness. Short answers: a system averages $1,400 with a $750 to $2,000 typical range per Fixr 2025; monitoring is $3 to $60 a month; most standard contracts run three years; and research finds security devices help in combination but that visibility and accessibility matter more.

Two habits protect you from almost every bad outcome in this category. First, never sign on the first visit — take the contract away and read the term, auto-renewal, early termination and equipment ownership clauses somewhere quiet. Second, compare offers on total three-year cost rather than on monthly price.

And keep the expectations honest. A security system is a layer. The ASU Center for Problem-Oriented Policing's review finds burglars "are less likely to gain entry when a house has two or more security devices," while also noting experienced offenders may proceed anyway and that alarms mainly slow entry and increase detection risk. The cheapest measures — locks, lighting, sightlines, looking occupied — do a lot of the work.

Finally, remember that the alarm industry's operational reality is false alarms: 94 to 98 percent of activations are false, most departments allow only three or four free ones a year, and some cities will not dispatch on an unverified signal at all. Ask your police department what applies where you live before you buy a monitoring plan built on the assumption that police come.

How to choose

Never sign the same day
Read the contract without a salesperson in the room. Every trap in this category is in writing and skippable.
Compare three-year totals
Equipment plus install plus activation plus thirty-six months of monitoring. Monthly price alone hides the deal.
Do the free measures too
Locks, lighting, sightlines and looking occupied are what the burglary research supports most strongly.
Check your city's alarm rules first
Permit requirement, false alarm allowance, and whether verified response applies. It changes what monitoring is worth.

Fixr's 2025 data: a $1,400 national average with a $750 to $2,000 typical range, from about $80 for a basic unmonitored setup to $4,500 for a professionally monitored smart system. Monitoring adds $3 to $60 per month and activation fees run $25 to $100.
They help as part of a layered setup. ASU's review of burglary research finds burglars are less likely to gain entry when a house has two or more security devices, while noting alarms mainly slow intrusions and increase detection risk, and that visibility and accessibility matter more than security hardware in target selection.
Fixr notes most standard contracts require three years, with many companies offering month-to-month at higher upfront equipment cost. Read the term, auto-renewal length, cancellation notice window and early termination amount in your own agreement before signing.
Modestly. The Insurance Information Institute cites discounts of at least 5 percent for a burglar alarm, smoke detector or dead-bolt locks, and up to 15 or 20 percent from some insurers for a sophisticated monitored fire and burglar system with sprinklers. It also cautions that not every system qualifies — ask your insurer first.
Not automatically everywhere. Because 94 to 98 percent of alarm activations are false, some jurisdictions have adopted verified response and will not dispatch without video, audio or eyewitness confirmation. Ask your police department's alarm unit which policy applies before you buy monitoring.
