Most home warranty disputes come from five contract mechanics, not from bad luck: pre-existing condition findings, improper-maintenance findings, per-item or aggregate coverage caps, named exclusions, and the inability to choose your own contractor. All five are written into the agreement before you sign it, which is why the exclusions section is the most important page of the document.

Pre-existing conditions. These contracts cover failure from wear and tear, deterioration or inherent defect, in the statutory framing used by California. A problem that existed before coverage started is outside that. Companies are also permitted to inspect a home before issuing a contract — California law expressly allows a home protection company to conduct an onsite inspection before issuing — so the absence of an inspection does not mean the absence of a pre-existing condition finding later.

Improper maintenance. If the contract conditions coverage on maintaining the equipment, then service records become evidence. This is the single most preventable denial: keep dated invoices for HVAC service, water heater flushes, and anything else the contract names.

Coverage caps. A cap turns "covered" into "partly covered." Per-item caps and aggregate annual limits are ordinary features, not fine-print tricks — but a homeowner who read only the coverage list will experience them as a denial.

Assigned contractors and wait times. These contracts route work to the company's network. You typically do not choose the technician, and dispatch speed depends on network capacity in your area. If you already have trades you trust, that loss of control is a real cost of the product.

Auto-renewal and price increases. Renewal pricing is not the same as introductory pricing, and premiums range $300 to $1,000 a year. Diary the renewal date and check the cancellation terms in your contract before the first anniversary.

Keep maintenance records from day one
Dated service invoices are the cheapest defense against an improper-maintenance denial.
Photograph and date your equipment at purchase
Model plates, condition, and any existing issues. It's your evidence on a pre-existing condition question.
Read the caps table before the coverage list
Per-item and aggregate limits determine what you'll actually receive.
Get every denial in writing with the clause cited
Ask which specific contract section supports the denial. A denial that can't cite a clause is worth escalating.
Diary the renewal date
Auto-renewal at a higher price is a common complaint and an easy one to avoid.
