The most common first-time mistake is buying the tub before checking whether the house can support it. Full-size tubs need a dedicated 220V circuit, and Fixr puts a 220V outlet at $120–$200 with electricians at $40–$100 per hour — but that assumes your panel has capacity. If it does not, a panel upgrade is a separate and much larger project. Ask an electrician first.

The second is not checking access. A hot tub is delivered as one large rigid object. If it cannot be walked through a gate, it comes over the house on a crane at roughly $200 extra, per Fixr, and sometimes it cannot be delivered at all. Have the dealer survey the actual route before you pay a deposit.

Third is the base. Fixr puts a foundation at around $1,600 and concrete pads at $5–$25 per square foot. The pad must be level and rated for a filled tub. Existing patios and decks are often not adequate — get that assessed rather than assumed, especially for decks.

Once those three are settled, the buying part is straightforward: wet-test the exact models you are considering, compare the five specs (insulation, pumps, filters, warranty document, local service), and get the total delivered-and-running price in writing. Then prepare the site fully — pad cured, electrical inspected — before the delivery date.

Electrician first, dealer second

A panel assessment tells you whether the project is a $200 outlet or a panel upgrade. Find out before you fall in love with a tub.

Have the delivery route surveyed in person

Gate widths, slopes, steps, and overhead wires. A crane adds about $200, per Fixr, and some sites cannot take delivery at all.

Get the pad specification from the manufacturer

Load requirements are model-specific. Build to that spec, not to a general rule of thumb.

Wet-test before you choose

Seat depth and jet placement vary enormously between models. Comfort is what you experience every day.

Prepare the site fully before the delivery date

Pad cured, electrical installed and inspected. A tub that sits unusable for two weeks is a self-inflicted delay.
