Use one before the sales visit, not instead of it. Walking into a contractor conversation knowing your climate zone, your current attic depth, your target R-value and the normal price range changes the entire dynamic. That is the real value.
One caution worth stating plainly: an AI cannot tell you whether it is safe to convert your attic to an unvented assembly with spray foam. That decision depends on your roof construction, climate, existing ventilation and combustion appliances. Get a person with a moisture meter and a blower door involved.
