How much does a sprinkler system cost in 2026?

LatestCost puts installation at roughly $200-$700 per zone (average near $350), with a five-zone suburban system commonly $2,000-$3,500. How long should I run my sprinklers?

Use the can test, not a default schedule. EPA WaterSense suggests placing empty tuna cans in the zone and timing how long heads take to put half an inch in them; aim for roughly an inch of water a week including rainfall, adjusted through the season. Dry spots are almost always coverage problems - fix the head, do not drown the zone.

Is a smart controller worth it?

For most homes with irrigation, yes. EPA WaterSense estimates an average home can save up to 15,000 gallons a year by replacing a standard clock timer with a WaterSense labeled controller, and many utilities rebate them. Clock-timer homes use roughly 50 percent more water outdoors than homes without irrigation, per WaterSense.

Three patterns cause most waste: adding minutes to cure a coverage gap, never auditing an aging system, and assuming the controller is a shutoff when a valve fails open. EPA WaterSense estimates about 50 percent of residential outdoor irrigation water is wasted through overwatering and inefficiency.

Cost and pricing

Usually zone count, head quality, controller type, trenching assumptions, and whether the backflow assembly, permit and sensors are included. Compare zone maps and inclusions, not totals alone.
LawnStarter puts winterization at about $59-$144 for most homeowners, scaling from roughly $50-$75 for one or two zones to $150-$250 for seven or eight. Spring reactivation runs about $45-$140.
Commonly about $75-$150 for a standard residential test, depending on location, device count and access. Whether annual testing is required is set by your state and water utility, not nationally.

Hiring and quotes

Start with EPA’s WaterSense directory of professionals who completed a labeled certification program (audit, installation/maintenance, or design), then verify licensing with your state or locality and ask for a zone map from a recent job.
Zone count and per-zone price, head and nozzle types, controller model, backflow assembly, sensors, trenching assumptions, lawn restoration, permit responsibility and warranty. A lump sum with no zone map is incomplete.
Usually yes. Uneven watering is far more often a tuning problem - tilted heads, mismatched nozzles, stuck valves, bad programming - than a reason to replace pipe in the ground. An audit costs a fraction of an install.
Three written bids with the same zone intent and inclusions. Force each bidder to state zone count, device types and whether backflow is included so the totals are comparable.
The contractor runs every zone with you watching, shows head-to-head coverage, and hands over a zone map plus the controller program in writing. If nobody walks the yard with the system running, nothing was verified.
Document dry zones with photos or a can test, notify the company in writing, and give them a chance to cure under your contract. State contractor boards handle many disputes - we cannot give legal advice for your case.

The work itself

A group of sprinklers or emitters on one valve that run together. Zone count drives cost and scheduling. Spray heads and rotors apply water at different rates and should not share a zone.
A grouping of plants with similar water needs. EPA WaterSense is explicit that turf and shrub areas should always be separated into different hydrozones so one schedule does not drown one and starve the other.
Splitting a runtime into shorter intervals with breaks so water soaks in rather than runs off. WaterSense recommends it on clay soils and slopes. It is a schedule design, not a product upsell.
Running every zone, checking head-to-head coverage, measuring output, finding leaks and stuck valves, checking pressure, and reprogramming the controller for plants and soil. It is the highest-value service most systems never get.
Drip or emitters usually waste less on beds and foundation plantings; sprays suit turf designed for them. Mixing plant types on one spray zone is a common reason for overwatering shrubs to keep grass green.
Usually yes. Heads, nozzles, valves and controllers are replaceable; buried pipe is the expensive part you already own. Full replacement is a last resort, not a first quote.

Problems and emergencies

Almost always coverage: a tilted, sunk or blocked head, or mismatched nozzles in one zone. Sprinklers need head-to-head coverage. Extra runtime will not fill a gap - it overwaters everywhere else.
Usually not. Failed solenoids, broken wire splices and dead controller outputs are common and relatively cheap. Get a diagnosis before anyone quotes a redesign.
Close the irrigation isolation valve on the supply line - usually near the backflow assembly or where the line leaves the house. The controller alone will not stop a valve stuck open. If you cannot operate the isolation valve, shut the main.
Look for pooling or a permanently soggy patch when the system is off, and watch the water bill. WaterSense flags surface pooling as a sign of an underground leak. Call 811 before any digging.
Pressure is too high for the nozzles. Misting drifts away instead of landing on the lawn - pure waste. Pressure-regulating heads or a regulator fixes it.

After the job, maintenance and seasonal care

At minimum a spring startup and fall shutdown, plus seasonal walk-throughs of each zone. EPA’s inspect-connect-direct-select routine is a solid annual baseline for catching waste.
Ask a local contractor what freezes do to unprotected assemblies. In marginal climates a single hard freeze on an undrained backflow can crack it - repairs cost multiples of a $59-$144 blowout.

Uncomfortable questions worth asking

Often. A backflow assembly is required in most places to protect drinking water and is a common omission in a cheap total. An incomplete bid is not a bargain.
Ask for an audit first. Pipe in the ground is expensive to replace; heads, nozzles, valves and controllers are not. Redesign pitches on uneven lawns deserve a second opinion.
Only if your contract allows change orders that way. Get trenching assumptions in writing before work starts. Rock, roots and boring under hardscape are classic surprise line items.
They might - and so might the city during drought stages. Restrictions are local and change mid-season. Call your water provider and read HOA rules; do not trust a contractor’s guess.
No. Even smart controllers need correct zones, working heads and occasional inspection. WaterSense’s own maintenance steps exist because systems drift: heads tilt, nozzles clog, schedules go stale.

What are my watering restrictions this week?

Only your water utility (and sometimes city drought rules) can say. Stages change during a season. Call them or check their current schedule - general websites go stale fast.

Do I need a permit for a new irrigation system?

Often for new connections, backflow assemblies or work in the right-of-way, but thresholds are local. Call your building department and water utility with the job description.

How often must I test my backflow preventer?

Set by your state and water utility, not nationally. Ask them for the required interval and approved tester list. Typical test cost is about $75-$150 where testing is required.

What rebate will I get for a smart controller?

Rebate amounts and eligible models are utility-specific and change. Check your water provider’s current program before buying - do not rely on a salesperson’s old flyer.
