Knowing these terms is a defense mechanism. A contractor who cannot explain what negative air pressure does, or who lists "antimicrobial application" as the primary treatment rather than physical removal, is telling you something about how the job will be done.
A few definitions worth having in your head before the estimate arrives: remediation is returning indoor mold to normal background levels and fixing the moisture, not sterilizing the house. Encapsulation is sealing a cleaned surface with a coating - appropriate for structural wood, not a substitute for removing moldy drywall. Mycotoxin refers to compounds some molds can produce; it is a real word that is heavily overused in marketing. ANSI/IICRC S520 is the industry procedural standard, currently in its fourth edition (2024).
You will also see water category language borrowed from restoration work - clean water, gray water, and black water. Category matters: contaminated water changes the job from a cleanup into a professional remediation regardless of area.
Three rules for every term
- Learn three terms minimum Containment, negative air, and post-remediation verification. These three tell you whether the plan is real.
- Treat 'antimicrobial' as a supporting act Chemicals do not replace removal. Dead mold still has to come out.
- Ask what 'mycotoxin' means in this quote If the answer is a health claim about you rather than a description of the work, that is a sales pitch.
