Match the pattern to the cause. Mold on a bathroom ceiling or around a window is usually condensation and poor ventilation. Mold along the bottom of basement walls points to groundwater or grading. Mold on attic roof sheathing usually means a bathroom fan vents into the attic or the attic is under-ventilated. A stain spreading on a ceiling below a bathroom is a plumbing leak until proven otherwise.

A persistent musty smell with no visible growth is worth taking seriously — it often means growth inside a wall cavity, under flooring, or in ductwork. That is one of the few situations where paying for a professional inspection genuinely earns its keep.

About "toxic black mold": it is a marketing term, not a species or a diagnosis. Many molds are dark. The species usually meant is Stachybotrys chartarum, and the CDC's position is that no test proves an association between it and particular health symptoms, and the once-publicized link to infant pulmonary hemorrhage was never established. The practical guidance from both the EPA and CDC is that you do not need to identify the species — all indoor mold growth should be removed and the moisture fixed, regardless of color.

Mold can trigger allergic and respiratory symptoms in some people, and people with asthma, allergies, or weakened immune systems can be more affected. If you or someone in your home has symptoms you think are related, that is a question for a physician — not for a remediation salesperson, and not for a website. Anyone who tells you your specific illness was caused by your specific mold is selling something.

Find the water before you buy anything

Trace the source: leak, condensation, ventilation, or groundwater. Remediation without that step is temporary by definition.

Treat the 24–48 hour clock as real

After a spill or leak, drying within 24–48 hours usually prevents mold entirely, per the EPA. Speed is cheaper than remediation.

Ignore the color

Species identification almost never changes the plan. Remove the growth, fix the moisture, dry it out.

Chase a musty smell

Odor with no visible mold is the case where an independent inspection is worth paying for.

Never treat health symptoms as a sales input

A contractor who diagnoses you is a contractor to walk away from. Take health questions to a doctor.
