A hygrometer is the highest-value purchase in this entire category. The EPA's prevention target is relative humidity below 60 percent, ideally 30 to 50 percent, and you cannot manage a number you never measure. Put one in the basement and one on the main floor.

A moisture meter answers the question that actually matters during a leak: is this material still wet? It also lets you check a contractor's claim that an area has been dried. Thermal cameras can show temperature differences that suggest moisture, but they do not measure moisture directly and are easy to misread.

Skip the settle-plate mold test kits sold in hardware stores. Mold spores are present in every building, so a petri dish left open will grow something in essentially any home. Since there are no federal mold standards to compare against, the result cannot tell you whether your house has a problem. If you can see mold, the EPA's position is that sampling is unnecessary anyway.

Professional equipment — HEPA air scrubbers, negative air machines, commercial dehumidifiers — is worth understanding but not buying. What matters is that these appear in your contractor's scope of work, with the number of units and the number of days specified.

Air scrubbers and dehumidifiers are billed per unit per day. The quote should say how many and for how long.
