Baits work slowly by design and involve ongoing monitoring; barriers create a treated zone in the soil. Construction type, soil and access drive the choice - let an inspection decide it.

DIY vs professional. DIY can be reasonable for minor, correctly identified problems, and the label is legally binding whoever applies it. It's a bad idea for termites, established bed bug infestations, rodents inside walls, and anything at height or in a confined space. Professionals are also required to be licensed by state, per EPA guidance.
