Annual is the common baseline for most exterior surfaces. Houses and fences are usually washed on a similar annual cycle, though a shaded, damp elevation with heavy algae may need it more often and a dry, sunny one less.

Frequency should be driven by what you can see, not by a subscription. Organic growth — algae, mildew, moss — comes back fastest on north-facing and shaded elevations, under trees, and anywhere that stays damp. Those areas may genuinely need attention yearly. A sun-baked south wall might go longer.

Driveways. Fixr's guidance is at least once per year to prevent buildup damage, and additionally before each resealing. If you seal, the wash is not optional — sealing over dirt traps it.

Decks. Fixr recommends annual washing, typically in spring, at $0.30 to $0.40 per square foot. The point of the annual clean is largely to prepare for inspection and refinishing rather than appearance alone.

Roofs. Roof cleaning is not a routine schedule item; it is a response to visible algae or moss. And it should be soft washed, not pressure washed — ARMA's method is a 50:50 bleach and water solution left to dwell 15 to 20 minutes, then rinsed with low pressure water.

Annual contract vs one-off. Contracts are worth it if you genuinely need multiple surfaces cleaned every year and the per-visit rate drops meaningfully. They are not worth it if you're being sold four visits for a surface Fixr says needs one. Ask what each visit covers and price it against the one-time rate — house $500 to $900, driveway around $225, deck around $145, fence around $180 per Fixr's 2026 averages.

How to choose

Let the shaded side set the schedule
North-facing and tree-shaded elevations grow back fastest. You may need those cleaned annually and the sunny sides less often.
Wash before sealing, always
Fixr advises cleaning a driveway before each resealing. Sealing over dirt and organic growth locks it in and shortens the sealer's life.
Don't put the roof on an annual cycle
Clean it when there's visible algae or moss, using a soft wash. Repeated unnecessary roof cleaning means repeated walking on shingles.
Price contracts against one-off rates
Multiply the one-time price by how many visits you actually need. If the contract charges for more visits than the surfaces require, it's not a discount.
Clean in the right season
Avoid washing masonry in cold weather — NPS advises against water cleaning when frost is likely because trapped water freezing causes spalling.
