Water restoration equipment
Professional drying uses four kinds of equipment: air movers to push moisture out of materials, dehumidifiers (usually LGR units) to pull it out of the air, moisture meters and thermal imaging to measure progress, and HEPA air scrubbers where contamination or mold is involved. It is normally billed per unit per day.
Air movers and dehumidifiers work as a pair. Air movers accelerate evaporation from wet materials into the air; dehumidifiers remove that moisture from the air so it doesn't just resettle elsewhere. Running one without the other simply moves the problem around the house.
Sizing is not guesswork. One industry equipment guide recommends roughly one dehumidifier per 500-1,000 square feet of affected space, and suggests a 125-pint LGR unit with 235+ CFM airflow handles most typical residential losses of 500-1,500 sq ft, with 165-266 pint units for severe or large-scale damage. If a contractor puts a wall of equipment in a small room, it is fair to ask why.
The measurement equipment is what protects you. Moisture meters and thermal imaging establish drying goals and prove when they are met. The ANSI/IICRC S500 standard governs professional water damage restoration procedures, and documented monitoring is what tells you when the equipment can come out - which directly controls your bill.
Renting equipment yourself only makes sense for genuinely small, clean-water incidents that you caught immediately. For anything involving contamination, saturated structural materials or cavities you cannot open, consumer-grade fans and a household dehumidifier will not reach the drying goals, and you will find out weeks later when something smells.
Choosing water restoration equipment
The judgement calls that decide the bill, before anyone quotes you.
- Ask for the equipment list and daily rate Number of air movers, number of dehumidifiers, rate per unit per day, and the expected number of days. Get it before work starts.
- Ask to see the moisture readings Daily documented readings are how you know the equipment is still needed. No readings, no justification for another day of billing.
- Understand LGR dehumidifiers Low grain refrigerant units pull moisture at lower humidity levels than standard dehumidifiers, which is why they are the professional standard for structural drying.
- Air scrubbers are for contamination HEPA filtration and negative air containment belong on contaminated or mold jobs. On a clean-water loss, ask why they are on the invoice.
- Don't rent your way out of a serious loss Consumer equipment is fine for a small, immediate, clean-water spill. It is not adequate for saturated framing, cavities, or anything contaminated.
