The order of operations that saves people the most money: (1) confirm it is seepage, not condensation; (2) fix gutters, downspouts and grading; (3) live through one full wet season; (4) if water still comes in, get three quotes on the specific method your diagnosis points to.

Skipping step 2 is the expensive mistake. Regrading is $500-$3,000 and gutters and downspouts are $3-$30 per linear foot (Fixr, 2026), against $4,000-$8,000 for a typical interior drain and pump combination (HomeCostLab, 2026). The code baseline of 6 inches of fall in 10 feet (2021 IRC R401.3) is a concrete target you can check yourself with a level and a string.

There is one situation where waiting is wrong: if you are about to finish the basement. Retrofitting drainage under a finished floor means demolishing what you just paid for. Waterproof first, finish second, every time.

And one situation where a waterproofing contractor is the wrong call entirely: structural movement. Bowing walls, horizontal cracks, stair-step cracking that is widening — those are engineering questions. Pay a licensed structural engineer for an independent assessment before accepting a repair proposal from the firm that would sell you the repair.

How to choose

Unfinished storage basement, occasional damp

Dehumidifier, better storage off the floor, and site work. Do not buy a system yet.

Water every heavy rain, at the floor-wall joint

Site work first. If it persists, interior perimeter drain plus sump pump — the $4,000-$8,000 combination (HomeCostLab, 2026).

Planning to finish the basement

Solve water before framing. Include the drainage and any vapor barrier in the finishing budget, not as an afterthought.

Wall is spalling, crumbling or saturated

Interior drainage will keep your floor dry while the wall keeps degrading. This is where exterior work earns its price.

Wall is bowing or cracks are growing

Stop. Independent licensed structural engineer first. Waterproofing is secondary to whether the foundation is moving.

Selling within a year

Disclose what you know, keep documentation, and be aware that a cheap cosmetic patch over a known water problem can create a bigger disclosure problem than the water did.
