NRMCA says completely crack-free concrete is not possible, and most early random cracks rarely affect structural integrity. A same-day “crack-free guarantee” pitch is almost always marketing, not engineering.

How much does concrete cost per square foot in 2026?

Concrete Network’s driveway tiers put plain concrete at $5-$8 per square foot, basic at $8-$14, mid-range at $14-$21, and high-end at $21 and up. Stamped work runs roughly $10-$14 basic, $14-$20 mid-range, and $20+ high-end. A full driveway typically totals $3,200-$13,000. Tear-out of an old slab is about $1 per square foot extra. Is it normal for new concrete to crack?

Within limits, yes. NRMCA states all concrete has a tendency to crack and completely crack-free concrete is not possible, and that most random early-age cracks rarely affect structural integrity or service life. The exceptions are D-cracking from freeze-thaw, alkali-aggregate reaction, and any crack with vertical displacement or ongoing widening. Measure joint spacing before you argue - 24-36 times thickness, about 10 feet on a 4-inch slab.

How long before I can drive on new concrete?

Concrete Network’s guidance: about 24 hours before walking on a standard broom or trowel finish, three days for bikes and skateboards, seven days before driving a car - when the slab has roughly 70% of potential strength - and 28 days before RVs or large trucks. Curing should continue typically 3-7 days per NRMCA, with design strength referenced at 28 days.

Three patterns cause most bad outcomes: buying a lump-sum quote with no mix or joint plan, loading the slab too early, and salting the first winter. None of those require engineering knowledge to avoid.

Numbers below use published industry ranges. Your soil, access and local labor rates still move the number - three written bids for the same thickness and finish beat any national average.

Cost and pricing

Concrete Network puts the total range at $3,200-$13,000, driven mostly by square footage and finish. For a typical 640 sq ft two-car driveway (16×40), plain concrete at $5-$8 per square foot and high-end decorative at $21+ bracket realistic outcomes. Access, thickness and demolition change the number.
It costs roughly two to three times plain concrete - about $10-$20+ per square foot versus $5-$8 - and needs resealing to keep color. Concrete Network notes it is usually cheaper than natural stone, flagstone, brick or pavers. If you will not maintain the sealer, plain broom finish is the honest choice.
Fixed costs - mobilization, forms, a minimum concrete order, crew time - spread over fewer square feet. Concrete Network notes smaller projects command higher per-square-foot rates. Compare totals and $/sq ft, not either alone.
Sometimes. Resurfacing runs $3-$10 per square foot against $5-$8+ for new plain flatwork, so on a badly deteriorated slab the savings can be small. NRMCA warns a resurfacing is only as strong as the base it bonds to, and repair material will not match the original color.
Professional sealing is about $1-$2 per square foot per Concrete Network, and decorative work needs it on a recurring schedule. Budget maintenance from day one - a stamped patio you never reseal will not look like the sales photo in year five.
Usually different scope: thickness, base depth, mix strength, reinforcement, tear-out, access for a truck, or decorative finish. Normalize every bid to $/sq ft at the same thickness and finish before assuming either is wrong. If scopes match and the gap remains huge, get a third bid.

Hiring and quotes

Three written bids for planned flatwork, each on the same defined scope - thickness, base, mix psi and air entrainment, reinforcement, joint plan, finish, curing, tear-out. One emergency call is fine for a trip hazard that needs barricading first.
Slab thickness, base material and depth, mix psi and air entrainment, reinforcement and cover, joint spacing and depth, finish type, curing method and duration, demolition if any, haul-away, and total cash price. A one-line total with no scope is not a quote.
A blanket no-cracks promise is not realistic - NRMCA says crack-free concrete is not possible. What is reasonable is a warranty covering cracking caused by defective workmanship: missing joints, unprepared subgrade, or no curing. Ask what crack width or displacement they treat as a defect.
Not by itself - site visits are normal. Watch for same-day-only pricing, refusal to put mix and joints in writing, or pressure to “pour tomorrow before the price goes up.” Real contractors honor a defined bid for a reasonable period.
If a permit is required, the contractor should normally pull it in their name. Rules are local. Confirm with your building department and get the permit number yourself. See concrete permits.
Document everything first: photos, joint measurements, delivery ticket, dates. Most states require you to give the contractor a chance to cure defects before you withhold full payment. Call your state contractor board or a consumer attorney for your jurisdiction.

The work itself

Concrete Network gives a minimum of 4 inches for a driveway. Heavier vehicles and weaker soils are reasons to go thicker - ask the contractor to justify any different number in writing. Going thinner to hit a price is not a saving.
NRMCA points to 4,000 psi air-entrained concrete for exterior slabs that stay moist, freeze, and see deicing chemicals (consistent with ACI 332), and 3,500 psi where deicers will not be used. A contractor who cannot name the mix is guessing.
If your exterior slab will freeze while saturated, yes. NRMCA attributes most scaling to non-air-entrained concrete or too little entrained air, and recommends about 6% total air for typical 3/4-inch or 1-inch aggregate mixes.
No. NRMCA is explicit that reinforcement in slabs cannot prevent cracking. Placed correctly, it holds cracks tight and reduces width. Anyone selling mesh as crack-proofing is overselling it. Ask how steel will be supported so it is not lying on the subgrade.
NRMCA recommends contraction joints at 24-36 times slab thickness - about 10 feet for a 4-inch slab - with 15 feet as a practical maximum, cut to at least 1/4 the slab thickness. Conventional sawcuts should run within 4-12 hours after finishing.
It can be. NRMCA warns excess jobsite water raises slump, increases bleeding and segregation, and can leave a weak surface mortar layer that later scales. Most slab concrete should be placed at a 3-5 inch slump.

Problems and emergencies

That is scaling. NRMCA’s leading causes are non-air-entrained concrete or too little entrained air, low strength, excess water, over-finishing with a steel trowel, inadequate curing - plus deicing salts applied too early. Ask for the delivery ticket and whether the mix was air-entrained.
It can. NRMCA considers calcium chloride and sodium chloride acceptable in moderate amounts but says excessive application increases scaling potential, and to avoid deicing chemicals entirely in the first winter. Never use ammonium sulfate or ammonium nitrate.
Possibly. NRMCA lists windbreaks, fog spraying, dampening the subgrade and forms, covering between finishing operations, and starting curing immediately as standard precautions when evaporation is high. If it was hot, dry and windy and none of that was done, that is a workmanship question.
A trip-hazard displaced walkway slab, settlement near a foundation (possible washout), and a fresh pour facing a hard freeze before it gains strength. NRMCA says protect concrete from freezing until at least 500 psi. Cracks, scaling and discoloration are document-and-schedule issues, not same-night emergencies. See concrete emergencies.
Yes. NRMCA specifies conventional saw-cut joints within 4-12 hours after finishing, or early-entry cuts 1-4 hours out. If delayed too long, uncontrolled cracking may occur. Raise it immediately and in writing.

After the job, warranty and maintenance

NRMCA says curing should continue for a sufficient period, typically 3-7 days, starting as soon as finishing is done. Concrete gains roughly 70% of potential strength by day seven per Concrete Network, and design strength is referenced at 28 days. Curing is not optional maintenance - it is part of the install.
Most residential workmanship warranties exclude cracking, and that exclusion is defensible given NRMCA’s crack guidance. What should still be covered is controllable workmanship: joint spacing and depth, the mix delivered, finishing practice, curing, and subgrade preparation. Read exclusions first. NRMCA suggests a breathable silane or siloxane-based sealer for slabs in harsh winter environments, applied when the concrete is reasonably dry - late summer after a few dry days is often ideal. Professional sealing runs about $1-$2 per square foot. See concrete maintenance.
Common exclusions include early deicer use, heavy vehicles before full strength, and loading before the stated timeline. NRMCA’s own guidance supports waiting 7 days for cars and 28 for heavy vehicles, and avoiding deicers the first winter. Get void conditions in writing before you sign.
Document with photos the same day, notify the company in writing, and file against their liability insurance if they stall. Ask for a certificate of insurance before work starts - naming you as certificate holder beats a verbal “we’re insured.”

Uncomfortable questions worth asking

No. A commission-paid salesperson promising a perfect slab is not NRMCA. Completely crack-free concrete is not possible per industry guidance. Treat any no-crack guarantee as marketing unless the contract defines workmanship defects you can enforce - missing joints, wrong mix, no curing.
Installation scope: base depth, psi, air entrainment, reinforcement support, joint plan, curing compound, haul-away and access. Brand of ready-mix is a small slice. Compare the written mix and joint plan before you chase the lowest total.
It depends on your contract and state consumer-protection law. Many agreements allow them to keep costs already incurred; some three-day cooling-off rules apply to in-home sales. Read the cancellation clause before you sign, not after.
You are in a weak position once concrete is ordered. Pre-approve change-order rules in the contract: written approval, price cap, and what happens if you refuse. Without that language, “we need thicker base” is how a patio becomes an emergency blank check.
Fibers help early-age plastic shrinkage but NRMCA says not to use them to widen joint spacing, thin the slab, or replace structural steel. Sealer is real maintenance for harsh winters, not a same-day upsell you must buy on the spot. Snow-melt at $10-$15 per square foot is a separate project - only if you asked for it.

Do I need a permit for my concrete job?

There is no national answer. Driveways, sidewalks in the right-of-way, and structural slabs commonly need permits or inspections, but thresholds are set by your city or county. Call your building department with the job description, or ask the contractor to pull it and verify the permit number yourself. More on concrete permits.

Will my homeowners insurance cover cracked or scaled concrete?

Usually not for wear-and-tear, shrinkage cracking, or deferred maintenance. Sudden damage from a covered peril is sometimes different. Coverage is policy-specific - call your insurer with the cause of loss before you authorize work you expect them to reimburse.

What thickness and mix does my soil require?

Only a site assessment answers that. Online rules of thumb ignore soil bearing, drainage and freeze depth. Use 4 inches as the published driveway minimum and insist the contractor justify anything different for your loads and site.

How long will my specific contractor’s warranty still exist?

A ten-year promise from a two-year-old LLC is only as good as the business behind it. Verify the legal entity, license status, and how long they have traded under the current name. No national database answers this for every firm.

A few rules of thumb that apply across almost every question above.

  • Never buy on the first visit Same-day-only pricing is a pressure tactic, not a discount. Sleep on any flatwork bid over a few thousand dollars.
  • Three bids, one scope Write the scope yourself - thickness, base, mix, joints, finish, curing, tear-out - and hand the same page to each bidder.
  • Judge the job against the spec, not the photo A perfect-looking slab with no joints and no curing will fail. A slab with one hairline crack and everything done right usually will not.
  • Keep the usage timeline 24 hours to walk, three days for bikes, seven days to drive, 28 days for heavy vehicles. Early loading is on you.
  • No deicers the first winter NRMCA’s rule. Use clean sand for traction. First freeze season is when good slabs die from salt.
