Full services directory How it worksFor prosAbout Get matched Call (866) 582-8523Homeowners insurance generally does not cover foundation damage from settling, shifting earth, poor drainage or gradual deterioration — these are standard exclusions. It may cover foundation damage caused by a covered peril such as a burst pipe, fire, vehicle impact, lightning, windstorm or a falling tree. Earthquake and flood damage require separate policies.
Progressive's summary is representative of standard policies. Covered perils that can trigger foundation coverage include tornadoes, windstorms and hail, lightning strikes, trees falling on the house, sudden and accidental water damage such as a burst pipe, vandalism, and fire. Excluded are foundation cracks and settling as routine maintenance, damage from shifting or settling earth, sagging floors from rotting joists, negligence, and both earthquake and flood.
This matters practically because the cause determines everything. A slab damaged by soil movement is on you. A slab damaged by a supply line that burst under it may be a claim. That is one more reason to establish the cause independently rather than accepting whichever cause the repair company finds most convenient.
If you think you may have a claim, document before anyone repairs anything. Photos with dates, the plumbing test results if there was a leak, and the engineer's written assessment. An adjuster will ask what caused it, and an independent engineering report carries weight that a repair contractor's estimate does not.
Read your own policy. Coverage language, exclusions and any endorsements differ between insurers and between states, so the only authoritative document is yours. If it is denied and you disagree, your state's department of insurance handles complaints.
