Foundation emergencies

Genuine foundation emergencies are rare: a basement wall visibly moving or shearing, sudden dramatic movement after flooding or excavation next door, structural members separating, or any situation where you can see the structure changing over hours or days. Slow cracks, sticking doors and sloping floors are serious enough to investigate but are not emergencies, and being told otherwise on a first visit is a sales tactic.

If you believe the structure is failing right now, leave the affected part of the building and call your local building department or emergency services. A building official can perform a safety assessment and has no financial interest in selling you a repair. That call is free and is the correct first step.

After flooding, be careful about a separate issue: standard homeowners policies generally do not cover flood damage or earth movement at all, and flood coverage is a separate policy, per Progressive. Document everything with photos and dates before anything is disturbed.

In the far more common non-emergency case, take the time. Nothing about a slow-moving foundation issue requires a decision the same day. If a company insists otherwise while also being the company that would do the work, treat that as information about the company.

One thing that is worth acting on quickly and cheaply: water. Redirect downspouts, clear gutters, and stop any water pooling against the foundation today. That costs almost nothing and removes an active driver of movement while you arrange a proper assessment.

Visible, ongoing movement: evacuate and call the building department: A public building official can assess safety and sells nothing.
After a flood or nearby excavation: document first: Photos with dates, before anything is cleaned up or repaired. You may need them for a claim or a dispute.
Stop water at the foundation immediately: Downspout extensions and clearing gutters is same-day work with real effect.
Do not sign an emergency contract under pressure: Emergency stabilization can be authorized narrowly and in writing. It does not require committing to a full repair scope.
