It is distinct from seasonal winterization and from repair, and most plans are sold as a small number of scheduled visits across the watering season.

How sprinkler maintenance actually works

Walk every zone while it runs
The technician runs each zone in turn and watches it, rather than checking the controller reports nothing wrong. Almost every finding on a maintenance visit is visual: a head throwing at a fence, an arc that has crept, a nozzle throwing short.
Watch forA visit that consists of pressing buttons at the controller. If nobody was standing in the wet part of the yard, the visit did not happen properly.
Clean, straighten and re-aim heads
Nozzles and filter screens are cleaned, heads knocked out of vertical by mowers or frost are re-set, and grass encroaching on pop-ups is cut back so the spray clears it.
Watch forHeads left tilted. A head a few degrees off plumb throws its whole pattern sideways, which shows up months later as a dry strip nobody connects to the cause.
Re-programme run times for the season ahead
A lawn needs materially different watering in May than in August, and different again in September. The technician adjusts run times and days per zone, and where restrictions apply, sets the programme to comply with them.
Watch forOne global percentage adjustment applied to every zone. Shaded and sunny zones do not scale by the same factor, and a blanket change perpetuates whatever imbalance already existed.
Check the small things that fail quietly
Controller backup battery, rain sensor function, valve box lids, exposed wire, and whether the backflow device is due for its periodic test under local rules.
Watch forA rain sensor that was disconnected during a repair and never reconnected. It is common, it is invisible, and it silently removes the feature you paid for.
Report what was found, in writing
You should get a short record: zones checked, parts replaced, adjustments made, and anything flagged as deteriorating but not yet failed.

When sprinkler maintenance is the wrong call

When saying yes is the wrong move:

Your system is two zones and you are home most days. Walking your own yard once a month while a cycle runs achieves most of what a plan achieves, and you will notice a soggy patch faster than a quarterly visitor.
The plan does not include the seasonal bookends. Winterization and spring startup are the two visits with the highest consequence if skipped. A maintenance plan that excludes them is selling you the optional part and charging you separately for the essential part.
You have already fitted a weather-based controller and a rain sensor. Automatic schedule adjustment is the single biggest thing a maintenance visit does. Once it is automated, the remaining value is the physical walk-through, and that may be an annual job rather than a quarterly one.
The system needs a redesign, not upkeep. Maintaining a badly zoned system keeps it running badly on schedule. If the coverage was never right, an audit and a redesign come first - maintenance afterwards.
The contract auto-renews and the cancellation terms are vague. Irrigation plans are sold annually and roll over. If you cannot see how to leave in writing, that is a reason to decline regardless of the price.
You are having the landscape rebuilt this year. Beds moving, hardscape going in and turf being reduced all change the zoning. Pay for the walk-through after the landscape settles, not before.

What to check when hiring for sprinkler maintenance

How many visits are included, and in which months? Timing matters more than count. Two visits placed at startup and shutdown do a different job from two placed in July and August.
Are winterization and spring startup inside the plan or billed separately? This is the single biggest difference between two plans that look similarly priced.
What is included in a visit versus billed as a repair? Nozzle cleaning and arc adjustment should be inside the visit. Get the boundary stated before you sign, not discovered on an invoice.
Do plan customers get priority scheduling when something breaks? For many homeowners this is the real value of a plan - a stuck valve in the first hot week of summer is when everybody calls at once.
Will you leave a written report after each visit? It is your only evidence that the visit found anything, and your record of which parts have been replaced when.
How does the contract renew, and how do I cancel? These agreements roll over by default. Ask for the notice period in writing.

How often should a sprinkler system be serviced?

The two non-negotiable visits are autumn shutdown and spring startup, because the consequences of getting those wrong are burst pipe and a season of undetected damage. Beyond that, one or two mid-season walk-throughs are enough for most residential systems - the point of them is re-programming as the weather turns and catching drifted heads, both of which are seasonal rather than monthly problems.

What is the difference between maintenance and an irrigation audit?

Maintenance keeps a working system working. An audit measures how evenly it actually distributes water - typically by placing catch cans across a zone and comparing what lands where. Maintenance answers "is anything wrong"; an audit answers "is this system any good". If your lawn is patchy and nothing is broken, you want the audit.

Does a maintenance plan save money?

It can, through two routes: water not wasted by a mis-aimed head or an over-long run time, and repairs caught small. Neither is guaranteed, and a plan on a simple, well-set system may not pay for itself. The clearer case is for larger systems, properties you are not at daily, and anywhere water is expensive or restricted.

Can I do the maintenance myself?

Most of it, yes. Run each zone, watch it, clean nozzles, straighten heads, trim grass back from pop-ups, and adjust run times as the season moves. The parts worth handing over are anything involving the backflow device - which is often subject to local testing rules - and the compressed-air blowout at shutdown.

My system is on a smart controller. Do I still need visits?

Less often, and for different reasons. A weather-based controller handles the scheduling that used to justify the visits, but it cannot see a head buried in grass, a leaking seal or a rain sensor that has stopped reporting. An annual physical walk-through remains worth doing; a quarterly one is harder to justify once scheduling is automated.
