The EPA says you can usually handle a moldy area smaller than about 10 square feet (roughly a 3 ft by 3 ft patch) yourself, and should consult a professional contractor for anything larger or after extensive water damage.
A real remediation job has a predictable shape. The contractor finds and fixes the water source first, because mold that is cleaned but not dried simply grows back. Then they isolate the work area with plastic sheeting and negative air pressure so spores do not spread through the rest of the house, remove porous materials that cannot be cleaned, HEPA-vacuum and wipe hard surfaces, and dry everything out. The ANSI/IICRC S520 standard (fourth edition, 2024) is the industry procedural standard for this work, and a competent contractor will be able to talk about it without prompting.
The single biggest red flag is a company that inspects, tests, and remediates all in one visit. The firm that tells you how much mold you have should not be the firm that gets paid by the square foot to remove it. Florida licenses mold assessors (MRSA) and mold remediators (MRSR) as separate credentials precisely because of that conflict. Most states do not license mold work at all, which is exactly why scam pressure in this trade is high.
Be skeptical of anyone who leads with fogging, sprays, or "antimicrobial treatment" instead of physical removal. Killing mold is not the goal — dead mold still causes the same problems and still has to come out. Removal plus drying is the job.
