Mold remediation services

Mold remediation is the process of fixing the moisture source, containing the affected area, removing mold-damaged porous materials, HEPA-cleaning the space, and drying it out. The EPA says you can usually handle a moldy area smaller than about 10 square feet (roughly a 3 ft by 3 ft patch) yourself, and should consult a professional contractor for anything larger or after extensive water damage.

A real remediation job has a predictable shape. The contractor finds and fixes the water source first, because mold that is cleaned but not dried simply grows back. Then they isolate the work area with plastic sheeting and negative air pressure so spores do not spread through the rest of the house, remove porous materials that cannot be cleaned, HEPA-vacuum and wipe hard surfaces, and dry everything out. The ANSI/IICRC S520 standard (fourth edition, 2024) is the industry procedural standard for this work, and a competent contractor will be able to talk about it without prompting.

The single biggest red flag is a company that inspects, tests, and remediates all in one visit. The firm that tells you how much mold you have should not be the firm that gets paid by the square foot to remove it. Florida licenses mold assessors (MRSA) and mold remediators (MRSR) as separate credentials precisely because of that conflict. Most states do not license mold work at all, which is exactly why scam pressure in this trade is high.

Be skeptical of anyone who leads with fogging, sprays, or "antimicrobial treatment" instead of physical removal. Killing mold is not the goal — dead mold still causes the same problems and still has to come out. Removal plus drying is the job.

How to choose

Ask who fixes the water: Remediation without a plumbing, roofing, or grading fix is money spent twice. Get the moisture source named in writing in the scope of work.
Separate the tester from the remover: Use an independent inspector or industrial hygienist for assessment and clearance testing, and a different company for the removal.
Ask which standard they follow: ANSI/IICRC S520 is the recognized procedural standard. A contractor who has never heard of it is not who you want.
Get the scope in square feet: Pricing is largely driven by affected area. If the estimate has no square footage on it, you cannot compare bids.
Get three bids for anything over 10 sq ft: Above the EPA's DIY threshold the price spread between contractors is wide, and the scope is where the padding hides.

What is the difference between mold removal and mold remediation?

Nothing meaningful. "Mold removal" is a marketing phrase. You cannot remove all mold spores from a building — they are everywhere, indoors and out. Remediation means returning the mold in your home to normal, background levels and fixing the moisture that let it bloom.

Does the EPA certify mold remediation companies?

No. The EPA publishes guidance but does not regulate mold or mold spores in indoor air, and there are no federal limits for mold. Licensing, where it exists, is at the state level — Florida, for example, licenses mold assessors and remediators through its Department of Business and Professional Regulation.

Do I need testing before remediation?

Usually not. The EPA states that in most cases, if visible mold growth is present, sampling is unnecessary. Testing is more useful afterward, as a clearance check that the work was done.

Will they need to tear out my drywall?

Often, yes. Porous materials like drywall, carpet, and ceiling tile that have absorbed moisture and grown mold generally cannot be cleaned and are removed. Hard, non-porous surfaces can usually be cleaned in place.
