Mould in a crawl space grows on the floor joists, girders and subfloor above an earth floor that is quietly evaporating moisture upward. Wall vents make it worse rather than better in humid climates: they bring in warm outdoor air that condenses on the cooler timber underneath the house. Air-conditioning ducts running through the space add their own condensation. The durable fix is a sealed ground cover and humidity control, not a cleaning visit.

Look at the ground before the timber
The first question is whether the earth floor is covered, and how well. Bare soil, or sheeting that has been torn, walked through, never lapped or never sealed at the walls and piers, evaporates continuously into the space above. That flow is usually the dominant moisture source under a house.
Watch for: A quote to clean the joists that says nothing about the ground. Timber cleaned above open earth is a scheduled repeat visit, and it is the most common shape of a wasted crawl space job.
Decide what the vents are actually doing
Wall vents were meant to dry the space, and in a hot humid climate they often do the opposite: warm saturated outdoor air enters and condenses on framing that sits at ground temperature. Whether venting or sealing suits your climate is a genuine judgement call, and it should be made deliberately rather than inherited.
Watch for: More vents proposed as the cure for a damp crawl space in a humid region. Adding intake for moist air to an already damp space is a fix that reliably makes things worse through summer.
Check the ducts and the plumbing overhead
Cold supply ducts running through a warm humid crawl space sweat, and damaged or missing duct insulation turns them into a continuous drip line over the joists. Leaking waste and supply pipes and a dryer vent discharging under the floor produce the same result in a smaller area.
Watch for: Sweating ducts noted in the report and left out of the scope. Insulating or sealing duct runs is comparatively cheap and it removes a moisture source that will otherwise defeat everything else.
Remove and clean under containment
Colonised batts come down and are bagged, debris and old sheeting are removed, and joists, girders and subfloor are cleaned mechanically — HEPA vacuuming plus abrasive methods on the wood surface. Access is bad, which is precisely why this work gets done badly when nobody is watching.
Watch for: A crawl space job with no photographs. You will not be crawling under there to inspect it, so require before-and-after images of the specific bays and framing members that were treated.
Seal the ground, control the humidity, insulate correctly
A continuous, lapped and sealed vapour barrier over the soil and up the foundation walls is the intervention that changes the space. Where the space is closed rather than vented, it needs its own dehumidification with a permanent drain, and insulation moved to the perimeter walls rather than falling out of the joists.
Watch for: Fresh fibreglass batts stapled back between the joists over uncovered earth. They will absorb the vapour, sag, and be back on the ground within a couple of seasons — a visible sign nobody addressed the source.
Cleaning and treating a crawl space commonly runs $1,500 to $5,000, driven mostly by access and area. A sealed ground cover, dehumidification or full encapsulation is a separate and usually larger line — but it is the part that keeps the timber dry afterwards.

The single most predictive question for a crawl space. You want a continuous, lapped, sealed barrier carried up the foundation walls — not loose sheeting laid over the middle.

Sealing versus venting is a real judgement that depends on your region. You want a reasoned answer that mentions summer humidity, not a company default applied everywhere.
Are any ducts sweating or missing insulation, and is that in scope?
Duct condensation is a continuous water supply directly over the joists. If it has been spotted and excluded, the rest of the work is fighting an active source.
How will you clean the timber, and can you show me photographs of each area?
Nobody checks a crawl space. Photographic evidence of the specific joist bays is the only realistic verification you will have.
What happens to the floor insulation, and where does the replacement go?
Batts falling out of joists over bare earth are a symptom. In a sealed space, insulation usually belongs on the perimeter walls instead.

A unit under a house with no permanent drain and nobody checking it will stop working unnoticed, which is how a treated crawl space quietly returns to how it was.
