Full services directory How it worksFor prosAbout Get matched Call (866) 582-8523Homeowners policies typically distinguish sudden and accidental water damage, which is commonly covered, from gradual leakage and maintenance failures, which commonly are not. Water damage and freezing is one of the most frequent claim types: the Insurance Information Institute reports it affected roughly one in 60 insured homes annually with an average claim of about $13,954 across 2018–2022. Coverage terms vary by policy and state — read your own.
The line insurers draw is generally between an event and a condition. A supply line that bursts is an event. A fitting that has been weeping behind a cabinet for two years is a condition, and most policies exclude the resulting damage as long-term seepage. This is why the two-hour meter test matters financially, not just environmentally — finding a slow leak early keeps it in covered territory or, better, prevents the claim entirely.
The pipe itself is usually treated differently from the damage it causes. Many policies pay to repair water damage to the structure and contents but not to replace the failed pipe or appliance. Sewer and drain backup is frequently a separate endorsement you have to buy — it is not automatic in a standard policy. If you have a basement on a municipal sewer, check whether you have it.
Document as if you will need to prove it, because you might. Photographs of the source and the damage before cleanup, the plumber's invoice describing the cause, the dated receipts for mitigation, and a written log of who you called and when. Adjusters make decisions from documents.
Do not take coverage advice from a contractor. Restoration companies sometimes tell homeowners "insurance will cover this" to close the job. Only your carrier can tell you what your policy covers, and only after you've reported the loss.
