A quote far below the low end of these ranges is usually a signal, not a bargain. It typically means high pressure, no fall protection, no insurance, or no plan to protect your landscaping from runoff.

Get the method named in the quote

"Roof wash" is not a method. You want the words soft wash or low-pressure application in writing, plus a statement that no high-pressure equipment will be used on the shingles.

Price by roof area, not by house square footage

A 1,700 sq ft house with a steep roof has considerably more roof surface than 1,700 sq ft. Ask how they measured.

Separate the moss line item

Moss removal is extra work. Today's Homeowner puts moss removal and prevention at $135-$300; heavy manual removal can run far higher. Get it quoted distinctly so you can see what you are paying for.

Ask what happens to the runoff

The cleaning solution runs off onto your plants, your driveway, and your neighbor's. A professional quote should include landscape protection and pre-wetting. If it does not, ask why.

Be suspicious of door-knock discounts

Deep-discount roof cleaning is the classic vehicle for uninsured crews and pressure washing. The damage shows up as granule loss you will not notice until the roof ages early.
