Exterior door maintenance is four things: check the weatherstripping and sweep for contact, keep hinge screws tight, keep the finish intact so water can't get into the substrate, and keep the sill and threshold clear and sealed. Doing these keeps a door in the upper half of its published lifespan range instead of the lower half.

The reason maintenance matters financially is that published door lifespans are wide — roughly 30–50 years for fiberglass, 30+ for steel and 20–40 for wood — and where you land in that range is mostly about exposure and upkeep, not the price of the door. An unmaintained wood door in full weather can fail decades early.

Twice a year (spring and fall): run your hand around the closed door for drafts, look for weatherstrip that no longer touches, tighten hinge screws, and check the sweep at the bottom. Clear leaves and grit off the sill so water drains away rather than sitting against the bottom of the door.

Annually: inspect the finish on wood and painted steel for cracking or chalking, especially on the top and bottom edges, which are the ones people forget and where water gets in. Touch up scratches on steel promptly — bare steel rusts.

As needed: lubricate hinges if they squeak, and lubricate the lock cylinder with a product intended for locks (graphite or a dry lubricant), not general-purpose oil, which attracts grit.

How to choose

Weatherstripping is a wear item: It has a service life and gets replaced, not repaired. If it no longer contacts the door all around when closed, it's done.
Longer hinge screws are the cheapest fix in this trade: Replacing one short screw per hinge with a screw long enough to reach the framing prevents most sagging problems.
Don't forget the top and bottom edges: Unfinished top and bottom edges are how water gets into a wood door and why it warps. Finish all six sides.
Keep the sill clear: Leaf litter and grit hold water against the bottom of the door and the sill. Two minutes with a brush each season genuinely extends the life of the assembly.
Follow the manufacturer's finishing schedule: Refinishing intervals affect warranty coverage on many wood and some fiberglass doors. Get the requirement in writing at purchase.
