A garage door is, as DASMA puts it, probably the largest moving part in your home. The door itself is heavy and the springs above it hold the energy that makes it feel light. When a technician talks about the counterbalance system, that is what they mean — torsion springs on a shaft above the opening, or extension springs along the horizontal tracks, plus cables and drums.

Torsion springs are the line between homeowner maintenance and professional work. They are wound under high tension, and releasing that tension without the correct winding bars and technique causes real, documented injuries. Do not adjust, wind, or replace them yourself, and be suspicious of any video that suggests otherwise. The same applies to lift cables, which are under load whenever the door is closed.

What you can reasonably do yourself: lubricate rollers and hinges, tighten loose hardware, keep the tracks clear, test the opener's safety reverse, and clean the photo-eye lenses. DASMA recommends monthly homeowner safety checks alongside an annual visit from a trained door systems technician.

Service calls come in tiers. A tune-up or diagnostic is the cheapest. A spring replacement is a defined parts-and-labor job — This Old House's 2026 data puts torsion spring replacement around $350 to $540 installed. An opener replacement is its own project, and a full door replacement averages about $1,400 nationally, most commonly $1,151 to $1,869.

How to choose

Never DIY springs or cables

DASMA's own guidance is that spring systems are dangerous and should be repaired only by trained professionals. This is the single hardest rule in this trade.

Replace springs in pairs

On a two-spring door, if one breaks the other is the same age and cycle count. Doing both avoids a second call within months.

Ask for the cycle rating

Springs are rated in cycles — one open-and-close each. Standard springs are commonly rated around 10,000 cycles, with higher-cycle options available at extra cost.

Get a diagnostic before a replacement quote

A door that binds may need rollers, alignment, or balance work rather than a new door. Ask what specifically is failing.

Book annual service, not emergency service

DASMA recommends an annual visit from a trained technician. Scheduled work is cheaper than a Saturday breakdown.
