Plumbing repair - and how plumbers actually price it

What is plumbing repair?

Plumbing repair covers everything from a dripping tap to a burst supply line, which is why quotes vary so wildly. Most residential plumbers price from a flat-rate book - a fixed price per task rather than an hourly rate - usually with a separate diagnostic or trip charge to get someone to the door. Knowing which model you are quoted under, and which specialist the job needs, is worth more than any repair tip here.

Signs you need plumbing repair

• Water where water should not be - a ceiling stain, a damp skirting board, a swollen cabinet floor
• A water bill that jumped with no change in your habits and no visible leak
• Knocking or hammering in the pipes when a tap or appliance shuts off
• A shut-off valve that will not turn, or turns and does not stop the water
• A fixture that works but drips, seeps or loses pressure while neighbours are fine
• Soft floors or musty cabinets under a sink that “looks dry” at first glance
• A previous repair that failed in the same place within months
• You need a weekday fix at a weekday rate, not an after-hours premium

How plumbing repair actually works

   Triage: work out which trade problem you actually have

   Slow or backing-up drains are a drain cleaning job. A leak you cannot find is leak detection. Several fixtures backing up together points at the sewer line. Repeat pinhole leaks in different rooms point at a repipe. Plumbing repair is the residual fix once the right bucket is named.

   Establish which pricing model you are quoted under

   Flat-rate quotes a fixed number per task before work starts - the plumber carries the overrun risk. Time and materials charges hourly plus parts - cheaper when it goes smoothly, open-ended when it does not. Neither is dishonest. Advertising one and billing the other is. Write the model on the work order before tools come out.

   Pin down the diagnostic fee - and whether it is credited

   Almost every firm charges to send a van. What matters is whether it is credited against the repair, and whether it buys a written diagnosis you can take to a second quote or only an arrival with a sales pitch.

   Get the scope written down, and verify the licence

   A written scope names the repair, the parts, whether access is included, and who closes any opening. Plumbing licences are publicly checkable through the state board - ask for the number, and ask for a certificate of insurance by email before anyone opens a wall.

   Access, reopen and test under pressure

   Many “simple” repairs become access jobs once drywall, tile or cabinets hide the joint. Agree who patches, what “watertight” means after a pressure or operational test, and whether you get photos of the concealed work before it is closed.

Routine residential repairs commonly land in the low hundreds; anything involving opening walls, replacing a run of pipe, or work on the main climbs into four figures fast. Access moves the number more than the part does. Ask whether the quote is flat-rate or hourly before comparing two.
