Driveway cleaning covers the flat, hard surfaces around a house — driveway, paths, patio, steps, garage floor. Unlike walls, sound concrete genuinely tolerates high pressure, and Consumer Reports puts driveways and walkways in the 1,500–3,000 psi band. The work is done with a surface cleaner, a round enclosed attachment with rotating jets that lightens the slab evenly. General grime lifts mechanically. Oil, rust and tannin do not, and need targeted treatment first.

The job

How driveway & flatwork cleaning actually works

Identify the stains before quoting the slab

General darkening is biological and mechanical and comes off with the surface cleaner. Oil, rust, tannin from leaf litter and efflorescence do not — each needs its own pre-treatment, applied and dwelled before the main clean.

Watch for: A quote by square foot with no mention of the oil patch. You will get a beautifully clean driveway with the oil patch still in it, and an argument about whether that was included.
Clear, sweep and pre-treat

Vehicles, bins, furniture and planters come off. Loose debris is swept rather than blasted into the beds. Pre-treatment goes onto the identified stains and is given time to work before any pressure is applied.

Watch for: Debris being flushed straight into a flower bed, a drain grating or a French drain. It compacts there and you deal with it later.
Surface clean in overlapping passes

The surface cleaner is walked in overlapping passes at a consistent speed so the slab lightens uniformly. Edges, joints and awkward corners are then detailed by wand — the small proportion of the job where a wand is legitimately used.

Watch for: A bare wand used across the open slab. It leaves permanent striping, because the operator cannot hold a constant distance and speed and each pass removes a different amount of cement paste. This is the defining defect of a cheap driveway job and it does not fade.
Handle pavers differently from poured concrete

On pavers the jointing sand comes out with the dirt. The joints are re-sanded after the surface has dried, and on a polymeric system the new sand is activated per its instructions. Skipping this leaves the pavers free to shift and the joints free to grow weeds.

Watch for: A paver clean quoted with no re-sanding line item. That is not a complete job — it is half a job that leaves the patio less stable than it was.
Rinse out, then decide about sealing

The whole area is rinsed clear of residue and slurry, including the run into the street or the drain. Sealing, if you want it, happens later once the slab is genuinely dry through, not on the same visit.

Watch for: A same-day seal upsell. Sealing over trapped moisture clouds the finish and can leave you with a milky driveway that has to be stripped.

Straight answer

When driveway & flatwork cleaning is the wrong call

Everyone else ranking for this is paid when you say yes. Here's when you shouldn't.

The concrete is already spalling or crumbling. If the surface is flaking, pitted or losing aggregate, high pressure accelerates it. What you are looking at is a failed or freeze-damaged slab, and cleaning it makes the failure more visible, not less.
The finish is decorative. Stamped, coloured, exposed-aggregate and acid-stained concrete can lose colour, expose more aggregate or be visibly altered. These need a much gentler approach and, often, resealing afterwards — get it quoted as decorative work or leave it alone.
The stain is rust or oil and you are being sold pressure. Rust is iron oxide in the pores and oil has soaked in. More pressure removes clean concrete from around the stain and leaves a lighter halo with the stain still in the middle. This is a chemistry job.
It is efflorescence. That white bloom is salt migrating out of the concrete or the bedding. Washing removes today's bloom and the moisture behind it makes tomorrow's. Until the moisture path is dealt with, you are on a treadmill.
You expect old concrete to come back white. Decades of weathering, carbonation and embedded staining do not reverse. A good clean makes a 20-year-old slab look like a well-kept 20-year-old slab, and an honest contractor will say so before starting.
It is an asphalt driveway. Asphalt is a flexible bituminous surface, not concrete. Concentrated pressure can dislodge aggregate and damage the binder, particularly in warm weather when it is softest. Ask specifically what pressure will be used and expect a much gentler answer.

Can I do this myself?

Flatwork is the one part of this trade that is realistically DIY-able, which makes it the part where people get hurt. A zero-degree nozzle at driveway pressure will lacerate skin, and Consumer Reports recommends avoiding zero-degree tips altogether. Wear closed shoes and eye protection, and never brace a wand against your body.

Reasonable to DIY

Cleaning a sound poured-concrete path, patio or driveway with a rented machine and a rented surface cleaner — hire the attachment, not just the machine
Testing the pressure in an out-of-sight corner before starting on the visible area
Sweeping and clearing the area, and pre-treating an oil patch with a dedicated concrete degreaser per its own instructions
Re-sanding paver joints yourself once the surface has fully dried

Call a licensed pro

Any decorative finish — stamped, coloured, acid-stained or exposed aggregate
Rust, tannin and set-in oil staining, where the pre-treatment does the work and the wrong product can permanently discolour the slab
Large areas, where a hand-held wand will visibly stripe the whole surface before you finish
Anywhere the slurry runs to a storm drain, a watercourse or a neighbour's ground
Sealing, which is far less forgiving of moisture and application error than the cleaning is

What to check when hiring for driveway & flatwork cleaning

Are you using a surface cleaner across the open slab, or a wand?

The single most predictive question for how your driveway will look. A wand across open concrete means stripes, and stripes are permanent.
What is your plan for the oil patch and the rust marks specifically?

Forces the stains onto the quote as named items instead of leaving them as a disappointment. Expect to hear about a pre-treatment and a dwell time.
Do you have hot water available, and will this job need it?

Heat helps with grease, gum and oil in a way that raw pressure does not. Not every crew carries a hot-water machine. If your problem is grease, this matters.
Is re-sanding the paver joints included?

The clean removes the jointing sand. If it is not going back, the job is incomplete and your pavers are less stable than before.
Where is the slurry going, and is that allowed here?

Wash water from flatwork carries dirt, oil residue and detergent. Discharge to a storm drain is regulated in many places, and it is the contractor's job to know the local position.
What will not come out, honestly?

A driveway with a decade of embedded staining will not go uniform. Getting the realistic answer up front prevents the argument at the end.
If I want it sealed, when should that happen?

You are checking that they will not seal over damp concrete. The answer should be a separate visit after the slab has dried through, not the same afternoon.

Why does my driveway have stripes after cleaning?

Because it was cleaned with a hand-held wand rather than a surface cleaner. Each pass of a wand removes a slightly different amount of the top layer of cement paste depending on how close and how fast the operator held it, and the boundaries between passes show as lines. They are not dirt and they will not wash out — the concrete itself has been unevenly eroded. The only real remedies are resurfacing or waiting for years of weathering to blend it.

Will pressure washing remove an oil stain?

Not on its own. Oil has soaked into the pore structure, so pressure removes concrete around it rather than the stain within it — which is why badly treated oil patches end up as a dark centre with a suspiciously bright ring. The approach that works is a degreaser or a poultice-type product applied, given time to draw the oil back out, and then washed off, sometimes over more than one application. Old, deeply soaked oil may never fully clear.

How much pressure is safe on concrete?

Consumer Reports puts concrete driveways and walkways in the 1,500–3,000 psi range and notes they can take a powerful cleaning without etching. That applies to sound, modern poured concrete. It does not apply to historic masonry — the National Park Service recommends starting at 100 psi or below and generally staying under 300–400 psi on historic masonry. Both are correct for their own substrate, and the difference is exactly why the surface has to be identified before a number is chosen.

Should I seal the driveway after cleaning?

Sealing makes future cleaning easier and slows staining, and cleaning is the right time to consider it because the surface must be clean and dry first. It is not free of downsides — sealed concrete needs re-sealing on a cycle, some sealers change the appearance or make the surface slicker when wet, and applying over trapped moisture leaves a milky haze. Treat it as a separate decision with its own quote rather than an add-on to the wash.

How long does a driveway take?

A typical residential driveway is a couple of hours of actual cleaning. What extends it is stain pre-treatment with its dwell time, paver re-sanding, and detailing edges and steps by hand. Drying is a separate matter — the surface may look dry within the hour while the slab still holds moisture for a day or more, which is why sealing waits.

Can I clean my patio the same way as the driveway?

If it is poured concrete, yes — it is the same job on a smaller slab. Natural stone, decorative concrete and old, soft or hand-made pavers are different and want a gentler approach, and flagstone set in mortar can have the pointing washed out of the joints entirely. Tell whoever is quoting what your patio is actually made of rather than letting them assume.
