Clay is fired and colour-through. Concrete tile is often surface-coloured and sometimes sealed. A coated concrete tile can be stripped of its finish by an aggressive clean, which changes the appearance permanently even though the tile is undamaged.

Watch for: A quote that never asks what the tile is. Clay, concrete and coated concrete tolerate different treatment, and the answer changes the plan.
Planning the access route before anyone steps on the roof

A competent tile crew works out where the load-bearing points are, uses the courses that carry weight, and often works from ladders, walk boards or roof hooks to minimise how many tiles get stood on at all.

Watch for: A crew that walks straight up the middle of the field. Every additional footfall is a chance of a hairline crack that will not show until it leaks.
Replacing damaged tile first

Broken and slipped tile is found and dealt with before washing. Water directed at a cracked tile goes straight to the underlayment.

Watch for: A cleaner who reports zero broken tiles on an older roof. It is unusual to find none, and it usually means nobody looked.
Application at a pressure appropriate to the tile

Concrete tile tolerates more than asphalt does, but "more" is not "a lot". The point of the solution is still to do the cleaning; water at any real force finds its way sideways under tile laps and onto the underlayment.

Watch for: Pressure aimed upslope, or into the tile laps. Driving water under the tiles is the way a cleaning job produces a leak two weeks later.

On tile the debris that matters is often not on top but caught in the valleys and beneath the tile edges. That is what holds moisture against the underlayment, and it is the part that actually shortens roof life.
Deciding about sealing, honestly

Concrete tile is porous and can be sealed after cleaning, which affects appearance and water absorption. It is a genuine option, and it is also the most upsold item on this job.

Watch for: Sealing presented as required maintenance. It is a choice, not an obligation, and on clay tile it is generally not the right one.

When tile roof cleaning is the wrong call

Everyone else ranking for this is paid when you say yes. Here's when you shouldn't.

The underlayment is near the end of its life. Tile frequently outlasts the membrane beneath it, and at that point the roof needs lifting and re-felting, not washing. A clean tile roof over a failed underlayment is an expensive cosmetic exercise.
You have widespread cracked or slipped tiles. Repair comes first. Washing a broken roof puts water exactly where it should not go, and the cleaner is not the trade who fixes what follows.
Your concrete tile is coated and you want the original colour back. If the surface finish has worn through, cleaning exposes what is underneath — it does not restore it. Wanting the original look means recoating or replacing, and those are different conversations.
The only method on offer is a pressure washer at full pressure. Tile survives more than asphalt does, but driving water up under the laps is how a cleaning job becomes a leak, and lifted or displaced tile is the other common outcome.
The growth is only in the valleys. That is a debris clearing job, not a whole-roof clean. Have it priced as the smaller job it is.
Nobody involved will go up and look first. On tile, more than any other roof, the assessment is the job. A price given from the ground on a tile roof is a guess about a surface that breaks when you get it wrong.

Can you pressure wash a tile roof?

Tile tolerates more pressure than asphalt shingle does, because there are no mineral granules to strip. That is not the same as saying pressure washing is safe. Two real risks remain: water driven up under the tile laps reaches the underlayment, and the crew has to be on the roof to do it, which is where tiles crack. Lower pressure with a solution avoids both.
