Full services directory How it worksFor prosAbout Get matched Call (866) 582-8523Use four checklists: a quote checklist (square count, tear-off, underlayment, flashing, ventilation, disposal, permit), a contractor checklist (insurance, local address, written contract, staged payments), a twice-yearly inspection checklist, and a post-storm documentation checklist.
The quote checklist saves the most money because it makes bids comparable. Fixr puts labor at 40–60% of the total and tear-off at $50–$150 per square, so a bid that omits tear-off can look 15–20% cheaper while covering less work.
The post-storm checklist is about evidence. Photograph everything before any temporary repair, keep receipts for tarps and emergency work, and do not authorize any repair on the basis of a stranger's inspection. Never accept an offer to waive your deductible — the Texas Department of Insurance calls this illegal and warns it can be fraud.
The maintenance checklist is short and boring: clear gutters, check flashing and sealant at penetrations, look for lifted or missing shingles after high wind, and check the attic for daylight, staining and damp insulation.
That is worth something only while you are still choosing. Tell us what is going on and we will match you with a few roofing pros whose licence and insurance we have already checked — free, no obligation.
