Roof maintenance

The maintenance that measurably extends roof life is short: keep gutters and valleys clear, keep flashing and sealant intact, keep the attic properly ventilated, and remove heavy debris and moss. Everything else is optional, and some marketed treatments do very little.

Water sitting where it shouldn't is the enemy. Blocked gutters back water up under the shingle edge; debris in valleys does the same. Twice a year and after big storms is enough for most homes.

Ventilation is the invisible one. A hot, humid attic bakes shingles from underneath and shortens roof life well before the material's rated span. Fixr puts asphalt shingle life at 20–30 years — poor ventilation is a common reason a roof lands at the bottom of that range.

Be skeptical about rejuvenation coatings and sealants sold door-to-door. Manufacturer terms vary and some treatments can affect coverage on your existing materials, so check the actual product documentation for your roof before letting anyone apply anything to it.

Finally: maintenance does not rescue an expired roof. If yours is at the end of its life, money spent on upkeep is money you will spend again with the replacement.

How to choose

Clear gutters twice a year
Spring and fall, plus after storms. Overflowing gutters push water back under the roof edge and rot fascia.
Check flashing every inspection
Chimneys, valleys, skylights and wall junctions. Failed flashing is the most common source of leaks on otherwise sound roofs.
Look at your attic, not just your roof
Daylight through the deck, damp insulation, rusty nail tips and staining all show problems before they show on your ceiling.
Trim overhanging branches
They drop debris, hold moisture against the roof and give storms something to hit you with.
Be cautious with pressure washing
High-pressure washing strips granules from asphalt shingles and shortens their life. Use the gentlest method that works, or leave moss removal to someone who does it professionally.

Twice a year plus after major wind or hail. Most of it can be done from the ground and from inside the attic without anyone climbing.
Yes, mostly by preventing water intrusion and heat buildup. Fixr's 20–30 year range for asphalt is wide, and drainage, flashing and ventilation are the main reasons a roof lands at the top or bottom of it.
It holds moisture against the shingles and can lift their edges over time, so it is worth removing. Avoid high-pressure washing, which strips protective granules.
Treat door-to-door offers with caution. Effects vary by product and roof type, and applying a coating can affect the terms of your existing material coverage. Check your product documentation before agreeing to anything.
