Lot clearing is removing trees and undergrowth from an area of land — for a building envelope, a driveway, a pasture, a view corridor or fire mitigation. It is quoted by area and by density rather than per tree. The two things that move the number most are what happens to the material — mulched in place, chipped, burned where permitted, or hauled off — and whether stumps come out. Selective clearing costs more per acre than clearing everything, because it needs care.

How lot clearing actually works

Walking the parcel and marking what stays

Before any machine starts, the keepers are physically flagged: mature specimens worth retaining, boundary and buffer trees, anything protected, and stems along watercourses. Everything unflagged is at risk once the equipment is moving.

Watch for: Trees identified verbally or on a plan but never flagged on the ground. Operators clear what is in front of them, and a tree taken by mistake does not come back.
Establishing what you are legally allowed to clear

Clearing frequently triggers requirements: land-disturbance permits above a threshold area, erosion and sediment control, stream and wetland buffers, protected species, and replanting obligations. These vary by state, county and municipality.

Watch for: A contractor who says none of it applies without having checked. The enforcement, the fine and the restoration order generally land on the landowner, not on the crew. Confirm with your own local authority.
Choosing the method for the density you have

Light scrub is often mulched in place with a forestry mulcher, leaving a chip layer and the root systems intact. Heavier timber is felled and processed conventionally. Full clearing to bare earth with stumps out is the most expensive and the most disruptive.

Watch for: A single method quoted across a varied parcel. Mulching heavy timber is slow and costly; conventional felling of light scrub is overkill. A good quote splits the site.
Deciding the fate of the material — usually the biggest line

Mulched in place is cheapest and leaves a chip layer. Chipping and hauling costs trucking. Merchantable timber can occasionally offset cost on a large enough parcel. Burning is regulated and often seasonally restricted.

Watch for: Burying stumps and brush on site. It is quick, it is cheap, and it produces voids and settlement that will show up under whatever gets built or paved on top of it later.
Erosion control before the rain, not after it

Cleared ground moves. Silt fencing, seeding, matting and swales go in as the work proceeds, and are often a permit condition rather than an option.

Watch for: A cleared parcel left bare through a wet season. Sediment leaving the site is both an expensive restoration problem and the thing most likely to attract a regulator’s attention.

Clearing is priced per acre and varies enormously with density, terrain and access — light scrub mulched in place sits at the bottom of the range, and heavy timber cleared to bare earth with stumps removed at the top. Disposal method and stump removal, not the trees themselves, are what move the number.

When lot clearing is the wrong call

Everyone else ranking for this is paid when you say yes. Here's when you shouldn't.

The building envelope is not settled yet. Clearing to a footprint that later shifts means you took out mature trees for nothing. Fix the layout, then clear to it.
You have not checked what you are allowed to remove. Land-disturbance thresholds, buffer zones and protected trees are local rules with real penalties, and ignorance is not a defence. Ask your county or municipality before the machines are booked.
The parcel is steep or drains to a watercourse. Removing canopy and root structure from a slope changes how water behaves immediately. On sensitive ground, staged clearing with engineered erosion control costs more up front and far less afterwards.
The trees are doing a job you have not accounted for. Shade on the future house, a windbreak, a screen from the road, slope stability, and simple property value. Clearing everything is fast and it is the decision most often regretted.
What you actually need is selective thinning. Opening a crowded stand can improve the remaining trees and give you the space you wanted, at lower cost and with the canopy retained. Ask for that option to be priced alongside full clearing.

Are you pricing this per acre, by the hour, or as a lump sum?

All three are used and they behave very differently when the parcel turns out denser than it looked from the road. Know which one you are on.
What happens to the material — mulched, chipped and hauled, burned, or buried?

The largest single variable in the quote, and burying is the answer you should push back on.
Are stumps included, and to what standard?

Left, ground, or fully excavated are three very different prices and three very different sites to build on afterwards.
Who is responsible for permits and erosion control, and is it in the contract?

Regulatory exposure sits with the landowner by default. If the contractor is handling it, that needs to be written down.
How will retained trees be marked and protected?

Flagging plus fenced protection zones. Machinery working through a stand compacts soil and wounds trunks well outside the area being cleared.
Can I see insurance and evidence of comparable acreage work?

Lot clearing uses heavy equipment on unimproved ground. A crew geared for residential removals is not necessarily set up for this.

What actually drives the cost of clearing an acre?

Density and stem size first, then access — whether equipment can reach and turn — then terrain, then what happens to the debris, and finally whether stumps come out. The trees themselves are almost never the expensive part. Two adjacent acres can differ several-fold in price because one is light scrub on flat ground with road access and the other is mature timber on a slope.

What is forestry mulching and when does it make sense?

A machine grinds standing vegetation in place and leaves the material as a chip layer on the ground. It is efficient on scrub and small-diameter stems, it avoids hauling costs entirely, and the chip layer helps with erosion in the short term. It does not remove stumps or root systems, so it suits pasture reclamation, access lanes and fire mitigation better than a building pad where the ground has to be worked afterwards.

Do I need a permit to clear my own land?

Frequently yes, and it is entirely local. Many jurisdictions require a land-disturbance permit above a threshold area, with an erosion and sediment control plan attached. Wetland and stream buffers, protected species, steep-slope rules and replanting requirements can all apply independently. The penalties for clearing first and asking later can be severe and can include mandated restoration. Ask your county or municipal planning office directly.

Should I keep any of the trees?

Almost always some, and it is worth being deliberate rather than sentimental about it. A mature tree that will shade the west side of the future house, act as a screen, or hold a slope is worth far more standing than the small saving from clearing it. The practical constraint is that trees left surrounded by cleared ground are suddenly exposed to wind they never faced before, so keep groups where you can rather than isolated specimens.

Can I sell the timber to offset the cost?

Sometimes, on larger parcels with genuinely merchantable species and volume, and with access a log truck can use. On a typical residential lot the volume is too small and the handling too fiddly for anyone to pay for it. Ask, because when it does apply it can meaningfully reduce the bill — but treat it as a possible offset rather than something to plan the budget around.
