Structural drying — why the fans are still here on day five

Air movers and dehumidifiers do two different jobs, and you are billed per machine per day for both. Here is what they are actually doing, and how you tell when the building is genuinely dry rather than dry-feeling.

What is drying and dehumidification?

Structural drying is the phase after extraction, where the moisture that soaked into building materials is drawn out and removed from the air. It uses two kinds of equipment doing two different jobs: air movers push air across wet surfaces to speed evaporation, and dehumidifiers pull that evaporated moisture back out of the air so it does not simply resettle elsewhere. Drying ends when measurements say the materials are dry, not on a set number of days.

How drying and dehumidification actually works

  1. A baseline is established before anything is switched on

    The technician records moisture readings across affected materials and, critically, on the same materials in an unaffected part of the building. That unaffected reading is the target: a building is considered dry when the wet areas match what is normal for that structure, in that season, in that climate. There is no universal number that applies to every house.

    Watch for: A crew that takes no baseline at all. Without it there is no defensible way to say the job is finished, and the completion date becomes a matter of opinion — usually the opinion of the party billing by the day.

  2. Air movers: evaporation, not "blowing it dry"

    An air mover is not a fan aimed at a puddle. It is positioned to sweep a fast, shallow layer of air along wet surfaces, which strips away the saturated boundary layer sitting on them and lets evaporation continue. Placement and angle are the skill; the machine itself is commodity equipment.

    Watch for: Air movers pointed randomly into the middle of a room. If they are not directed along wet surfaces they are adding noise, electricity cost and a daily rental line without accelerating anything.

  3. Dehumidifiers: removing what the air movers released

    Everything the air movers evaporate goes into the room air, and unless it is removed it will re-condense somewhere colder — often inside a wall or under a floor you had not previously wet. The dehumidifier is what makes evaporation productive rather than merely relocating the problem.

    Watch for: Air movers running with no dehumidification, in a closed space. This can genuinely make things worse by driving moisture into materials that were dry when the crew arrived.

  4. Containment, and drying the smallest space that works

    Drying a sealed, contained area is faster and cheaper than trying to dry a whole open-plan floor. Crews often sheet off the affected zone, and where water is trapped in a cavity, in a floor assembly or under cabinets, specialist mats and injection systems dry that assembly directly rather than through the surface.

    Watch for: Windows and external doors propped open "to help it dry". In humid weather that brings in more moisture than it removes and works directly against the dehumidifiers you are paying for.

  5. Daily monitoring — the thing you are actually paying for

    A technician should return each day, take readings on the same marked points, log them, and adjust or remove equipment as areas reach target. Equipment coming out progressively rather than all at the end is a sign the job is being managed rather than parked.

    Watch for: Nobody visiting for several days while equipment runs. The daily charge is justified by daily management; without visits, you are renting machines at service rates.

  6. Completion, documented

    The job ends when readings on the affected materials match the unaffected baseline and stay there. You should receive a drying log showing dated readings from start to finish. That document is also what supports the drying portion of an insurance claim.

    Watch for: Equipment removed on a Friday for convenience rather than because the readings arrived. Ask to see the final readings alongside the baseline before you accept sign-off.

Most residential jobs run a few days, but the honest answer is that it depends on the material, how deeply the water penetrated, the ambient conditions and how well the space is contained — and it finishes when the readings say so. Be wary of any firm quoting a fixed number of days before it has measured anything, in either direction.
An air mover accelerates evaporation by sweeping air across wet surfaces; a dehumidifier removes the resulting moisture from the air. They only work as a pair. Air movers alone push moisture into the air where it re-condenses somewhere colder, and a dehumidifier alone dries the air far more slowly than it dries the structure.
For a small clean-water event on accessible surfaces, that is a reasonable attempt. The two things you cannot easily replicate are reaching moisture inside a wall cavity or floor assembly, and verifying the structure is genuinely dry rather than dry to the touch. Surface-dry over a wet cavity is exactly the situation the 24 to 48 hour mould window is talking about.
Usually not, and often the opposite. Dehumidifiers work on a contained volume of air; opening windows in humid conditions brings in moisture faster than the machines can remove it. In genuinely dry outdoor conditions ventilation can help, which is why the crew should be the one deciding — ask rather than assume.
You are buying assessment, placement, daily monitoring and documented verification, not machine hire. That said, the billing model — per unit, per day — does create an incentive to place more units for more days, which is why the unit count, the visit schedule and the reading log are the three things worth pinning down before work starts.
By comparing dated readings on the affected materials against readings on the same material in an unaffected part of the same building, and seeing them converge and hold. Ask for the drying log. If a firm cannot produce dated readings from start to finish, there is no evidence the job is complete beyond the fact that someone collected the equipment.
