Structural drying is the phase after extraction, where the moisture that soaked into building materials is drawn out and removed from the air. It uses two kinds of equipment doing two different jobs: air movers push air across wet surfaces to speed evaporation, and dehumidifiers pull that evaporated moisture back out of the air so it does not simply resettle elsewhere. Drying ends when measurements say the materials are dry, not on a set number of days.
A baseline is established before anything is switched on
The technician records moisture readings across affected materials and, critically, on the same materials in an unaffected part of the building. That unaffected reading is the target: a building is considered dry when the wet areas match what is normal for that structure, in that season, in that climate. There is no universal number that applies to every house.
Watch for: A crew that takes no baseline at all. Without it there is no defensible way to say the job is finished, and the completion date becomes a matter of opinion — usually the opinion of the party billing by the day.
Air movers: evaporation, not "blowing it dry"
An air mover is not a fan aimed at a puddle. It is positioned to sweep a fast, shallow layer of air along wet surfaces, which strips away the saturated boundary layer sitting on them and lets evaporation continue. Placement and angle are the skill; the machine itself is commodity equipment.
Watch for: Air movers pointed randomly into the middle of a room. If they are not directed along wet surfaces they are adding noise, electricity cost and a daily rental line without accelerating anything.
Dehumidifiers: removing what the air movers released
Everything the air movers evaporate goes into the room air, and unless it is removed it will re-condense somewhere colder — often inside a wall or under a floor you had not previously wet. The dehumidifier is what makes evaporation productive rather than merely relocating the problem.
Watch for: Air movers running with no dehumidification, in a closed space. This can genuinely make things worse by driving moisture into materials that were dry when the crew arrived.
Containment, and drying the smallest space that works
Drying a sealed, contained area is faster and cheaper than trying to dry a whole open-plan floor. Crews often sheet off the affected zone, and where water is trapped in a cavity, in a floor assembly or under cabinets, specialist mats and injection systems dry that assembly directly rather than through the surface.
Watch for: Windows and external doors propped open "to help it dry". In humid weather that brings in more moisture than it removes and works directly against the dehumidifiers you are paying for.
Daily monitoring — the thing you are actually paying for
A technician should return each day, take readings on the same marked points, log them, and adjust or remove equipment as areas reach target. Equipment coming out progressively rather than all at the end is a sign the job is being managed rather than parked.
Watch for: Nobody visiting for several days while equipment runs. The daily charge is justified by daily management; without visits, you are renting machines at service rates.
Completion, documented
The job ends when readings on the affected materials match the unaffected baseline and stay there. You should receive a drying log showing dated readings from start to finish. That document is also what supports the drying portion of an insurance claim.
Watch for: Equipment removed on a Friday for convenience rather than because the readings arrived. Ask to see the final readings alongside the baseline before you accept sign-off.

Drying is judged against normal for your building, not a universal figure. A technician who can point to the specific comparison point is measuring; one who cannot is guessing.
Which standard do you work to for structural drying?
A competent restorer will name it without hesitating. You are not testing your own knowledge of it — you are testing whether they work to a documented method at all.
How many air movers and dehumidifiers are you placing, and why that number?
This is the multiplier on your daily charge. The count should follow from the affected area and materials, and the technician should be able to explain it in plain terms.
Will someone visit every day to take readings, and will I get the log?
Daily monitoring is the service; the machines are just hardware. The log is your evidence for the claim and your protection against extra days.
Are you drying inside the wall cavity or floor assembly, and how?
Surface-dry with a wet cavity behind it is the classic route to a mould problem months later. Ask specifically how trapped moisture is being reached.
Who pays for the electricity these machines use?
It runs on your meter and it is not trivial over several days. Worth knowing up front, and worth raising with your adjuster since some policies address it.
What happens if readings hit target early — is there a minimum billing period?
Some contracts carry a minimum number of days regardless. Better to find that clause before you sign than to argue it on day three.
