Waterproofing maintenance

The mechanical parts are the weak link. A sump pump is a motor sitting in a wet hole, and it will eventually fail — usually the first time it is genuinely needed after years of quiet. Pouring a bucket of water into the pit each season and watching the float trigger takes two minutes and is the highest-value maintenance task in the whole category.

Silt and pea gravel accumulate in the pit and jam float switches. Clear the pit out annually. Check the check valve — a failed one lets discharged water run straight back into the pit, which makes the pump short-cycle and burn out. Walk the discharge line to its end and confirm nothing has blocked or crushed it, and that in cold climates it is not icing over.

Battery backups need attention too. Adding one costs $150-$2,000 (Fixr, 2026), and their whole value is being available during the power cut that accompanies a big storm. Test it on the schedule the manufacturer's documentation gives — read the actual manual for your unit rather than a general rule.

Outside, the maintenance is unglamorous and effective: gutters cleared at least twice a year, downspouts discharging well away from the wall, and grading re-checked after backfill settles. Soil dropped by settlement can quietly reverse the slope you paid to create. If you run a dehumidifier, keep the coil and filter clean and keep humidity below 60 percent, ideally 30-50 percent (EPA).

How to choose

Seasonal pump test

Bucket of water into the pit, confirm the float triggers, pump runs and water reaches the discharge point. Do it before your wet season, not during it.

Annual pit clean

Silt and gravel jam float switches. Unplug the pump, scoop the pit out, plug back in and re-test.

Walk the discharge line

Follow it to the end. Look for crushing, blockage, ice and — importantly — whether it is dumping water back toward the foundation.

Test the backup on the manufacturer's schedule

Battery backups are only worth their $150-$2,000 (Fixr, 2026) if they work during the outage. Follow the unit's own manual.

Re-check grading after settlement

Backfilled soil compacts over the first couple of years. Re-measure the fall away from the wall and top up soil as needed.

Watch the humidity number, not your nose

A cheap hygrometer tells you whether the basement is in EPA's 30-50 percent target band well before you smell a problem.
