Crawl space encapsulation — and whether you need all of it

Encapsulation is sold as one product with one price. It is actually six or seven components, some of which you may need and some of which you may not. Here is what is in the bundle.

What is crawl space encapsulation?

Encapsulation means sealing a crawl space off from the ground and the outside air and bringing it inside the building envelope. A heavy reinforced liner covers the soil and runs up the foundation walls, the vents are closed permanently, the rim and band joist are sealed and insulated, insulation moves from the floor above to the walls, and the humidity is then controlled by a dedicated dehumidifier or by conditioned air. It is a genuinely effective approach to a damp crawl space — and it is sold as an all-or-nothing package because the bundle is where the margin sits. For some crawl spaces, a properly detailed vapour barrier plus fixing whatever is putting water on the ground is most of the benefit for a fraction of the price.

How crawl space encapsulation actually works

  1. Water on the ground gets dealt with before anything is sealed

    A liner is a vapour control layer, not a boat. If groundwater actively enters, that is handled first — perimeter drainage under the liner routed to a pit, or the exterior cause corrected — because sealing standing water under plastic gives you a pond you can no longer see.

    Watch for: A quote that goes straight to liner square footage with no mention of where the water comes from. Encapsulating over an unresolved inflow is the most expensive way to hide a problem.

  2. The space is cleared, and existing insulation is assessed

    Debris, old vapour sheeting and construction leftovers come out. Fibreglass batts between the joists usually come out too, because in an encapsulated crawl the insulation belongs on the walls, not overhead, and wet batts are doing nothing but holding moisture against wood.

    Watch for: Old batts left in place under a new liner. It is faster, it is cheaper, and it leaves saturated material against your framing where nobody will look again.

  3. Under-liner drainage, where the space needs it

    On sites with real water, perforated pipe in stone runs beneath the liner and drains to a pit with a pump. This is what makes the difference between a crawl space that stays dry and one that pushes water up against the plastic every spring.

    Watch for: Drainage priced as an optional extra on a crawl space that has visibly held water. Ask directly whether the space needs it — and ask what happens under the liner if it does not get it.

  4. The liner goes down and, more importantly, up the walls

    A reinforced polyethylene liner covers the full soil area, with generous overlaps sealed with tape or adhesive, and continues up the foundation walls, terminated and mechanically fastened below the top of the wall. Piers are wrapped individually. The wall run and the seams are where the workmanship shows.

    Watch for: Liner laid across the soil and stopped at the base of the wall. That is a floor covering, not an encapsulation, and the wall-to-soil junction is exactly where the moisture keeps arriving.

  5. Vents, the rim joist and every other opening are sealed

    Foundation vents are closed permanently — the point of the whole exercise is to stop humid outdoor air condensing on cool surfaces under the house. The rim and band joist are air-sealed and insulated, and hatches, plumbing penetrations and duct openings are treated with the same seriousness.

    Watch for: Vents blocked but the rim joist left open. The rim is a substantial and highly leaky area; skipping it undercuts the humidity control you are about to pay to run.

  6. Insulation moves to the walls

    Once the crawl is inside the envelope, rigid board or closed-cell foam on the foundation walls keeps the space near indoor temperature. How much, and which product, is a code and climate question — your local building official governs it, including the fire and ignition-barrier requirements that apply to foam in a crawl space.

    Watch for: Foam installed with no reference to local ignition-barrier or thermal-barrier rules. This is a genuine code area and varies by jurisdiction; get it confirmed rather than assumed.

  7. Humidity control: dehumidifier or conditioned air

    A sealed crawl still needs its moisture managed. Either a dedicated dehumidifier sized for the space, draining to the pit or a condensate line, or a supply of conditioned air from the house with a path back — an approach whose acceptability and detailing depend on your code and your heating system. The dehumidifier is the more common and more controllable answer; it is also an appliance with a running cost and a service life.

    Watch for: A dehumidifier draining into a bucket or onto the liner. Its condensate needs a permanent gravity or pumped route out, or the machine spends its life re-wetting the space it is drying.

  8. Handover, monitoring and the maintenance you inherit

    You should get the liner detailing photographed, the dehumidifier settings explained, and ideally a humidity monitor you can read without crawling under the house. From then on the crawl space is a conditioned area of your home that needs an occasional look, not a place you never think about again.

    Watch for: No baseline humidity reading recorded at handover. Without one, neither you nor the contractor can say later whether the system is performing or failing.

Encapsulation is usually quoted as a package and scales with floor area, liner specification, and whether drainage and a dehumidifier are included. A vapour barrier alone is dramatically cheaper. Ask for the components itemised so you can see what each part of the bundle is worth.

It is genuinely effective where the problem is humid outdoor air condensing on cool surfaces under the house, or persistent ground moisture driving high humidity into the floor above. It is poor value where the crawl space is already dry and reasonably sealed, or where the actual problem is a plumbing leak or standing water that would be cheaper to fix directly. The way to tell is to measure humidity and wood moisture in the worst season before anyone quotes.
Often, yes — and it is worth asking for that price. A well-detailed vapour barrier, run up the walls, sealed at the seams, combined with correcting whatever is putting water in the space, captures a large share of the benefit. What it does not do is stop humid outdoor air entering through open vents and condensing, which is the specific problem full encapsulation solves. Which matters more depends on your climate and your crawl space.
For an encapsulated crawl space, yes — leaving them open defeats the purpose, because in humid weather ventilation brings moisture in rather than taking it out. That is a change from older practice, and it is why the two approaches cannot be mixed. Vent requirements for unencapsulated crawl spaces are a local code matter, so confirm with your building official rather than assuming.
A sealed space still needs its moisture managed somehow, but it does not automatically mean a dedicated machine. The alternatives are a supply of conditioned air from the house or, in some drier climates and tighter installations, very little active control at all. A dehumidifier is the most controllable option and the one most contractors default to; ask what the plan would be without one and what humidity they expect to hold.
Controlling moisture removes the condition that allows growth, which is the durable part of any answer here. What encapsulation does not do is remove growth that is already present, and existing contamination on framing is a remediation question handled by a different trade — deal with it before the space is sealed, not after.
Liners are rated by thickness and reinforcement and the heavy ones are durable, but the practical lifespan is decided by traffic and by what happens afterwards. Every technician who crawls in to service a duct, a pipe or a piece of wiring is walking on it. Ask how punctures are repaired and who is responsible if a trade damages it during later work.
