Interior drain tile — managing water, not stopping it

The most-sold basement system in the country, and the one whose actual bargain is least often spelled out: water still enters your wall. You have decided to collect it and pump it, for as long as you own the house.

What is interior drain tile?

Interior drain tile is a perimeter drainage system installed inside the basement. The edge of the concrete slab is cut and removed around the walls, perforated pipe is bedded in stone in the trench beside the footing, a vapour wall or drainage membrane directs water arriving at the wall down into that trench, and the whole loop is pitched to a sump pit where a pump lifts the water out of the house. The slab is then patched. It is effective, it is comparatively quick, and it is far cheaper than excavating outside. The honest description of what it does: water still reaches your wall and your footing. You have chosen to collect it and pump it away rather than keep it out — which makes you permanently dependent on a pump and on the power that runs it.

How interior drain tile actually works

  1. The wet walls are identified and the extent of the loop is decided

    A partial run along the two walls that leak is legitimate and much cheaper than a full perimeter. A full loop is genuinely warranted in some houses, and is also what many warranty programmes require in order to issue coverage. You are entitled to know which of those is driving the recommendation.

    Watch for: Full perimeter quoted by default on a basement with one wet wall. Ask directly: is the extra footage solving a problem I have, or satisfying a warranty condition?

  2. The slab perimeter is cut and removed

    A strip of concrete is saw-cut and broken out around the inside of the walls and hauled up the stairs. It is loud, extremely dusty, and it is the part of the job that makes the basement unusable for the duration. Dust containment and the route the debris takes through the house should be part of the plan.

    Watch for: No dust control, no floor protection on the exit route, and no discussion of where the concrete goes. Fine concrete dust travels everywhere in the house through the return air.

  3. The trench is dug beside the footing and the pipe is bedded

    Perforated pipe sits in washed stone in the trench, pitched around the loop toward the pit. In block construction the wall cores are usually opened at the base so water standing inside the block can drain into the system rather than sitting in the wall.

    Watch for: Pipe laid straight onto the trench bottom with fines packed around it, or a loop with no consistent fall. Both silt up or hold water, and the entire assembly is under a concrete floor when it happens.

  4. The vapour wall or drainage membrane goes on

    A membrane or dimpled sheet is fixed to the lower wall so water emerging from the wall face or the block cores is directed down behind it and into the trench, instead of running out across the floor. This is the component that makes the difference between a drain and a working system.

    Watch for: Membrane terminated too low on the wall, or stopped short of where seepage actually appears. Water arriving above the top of the membrane runs out onto the slab and the system never sees it.

  5. The loop is routed to the pit

    Everything drains to a sump basin, which needs to be sited at the low point of the loop, sized for the inflow, and served by a pump on a suitable circuit with a discharge that takes water properly away from the house. The pump is not an accessory here — it is the only exit the system has.

    Watch for: The pit, pump, discharge and backup treated as line items outside the main quote. In a system where every drop of collected water leaves via that pump, pricing it as an optional extra is a strange way to sell it.

  6. The slab is patched back

    New concrete closes the trench, usually with a small gap or channel deliberately left at the wall so water can still enter the system. The finish will be visible; matching an old floor is not realistic and you should be told that rather than discover it.

    Watch for: The perimeter gap sealed solid during the patch. It looks tidier and it closes the very path the system depends on. If a finished floor is going down later, tell the flooring contractor the gap is functional.

  7. If the wall is moving, this is the wrong order of operations

    Cutting the slab at the base of the wall removes some of the lateral restraint the floor provides at that point. On a wall showing bowing, a horizontal crack, or shear at the base, that is a decision with structural consequences and it belongs to a licensed engineer, not to the crew with the saw.

    Watch for: A drainage contract signed on a wall with visible deformation. Get an independent engineering opinion — from someone who sells no repairs — before any concrete is cut.

  8. The warranty document is read before, not after

    This system is almost always sold with a long-term, often "lifetime transferable" guarantee, and that promise does real work in the sales conversation. Terms vary enormously between companies, so the only sound approach is to read the actual document and ask specific questions of it — see the checklist below.

    Watch for: A warranty described verbally and provided after signing. Ask for the document during the quote stage. A company confident in its coverage has no reason to withhold it.

It stops water reaching your floor and your belongings, which is what most people mean by the question. It does not stop water reaching the foundation wall or the footing — that water still arrives, and the system collects it at the base of the wall and pumps it away. If your goal is a dry floor, this works. If your goal is a wall that never gets wet, that is exterior work.
It varies so much between companies that the phrase alone tells you very little. The useful approach is to read the document and pin down five things: which event triggers coverage, which physical area it applies to, what your maintenance obligations are, whether it transfers once or to every future owner, and who is contractually behind it. Any company can answer those in writing, and a reluctance to do so is itself informative.
Essentially always, unless your lot allows the collected water to drain to daylight by gravity, which is uncommon for an interior loop below slab level. That dependence is the central trade of this approach. Plan for it properly: backup power, an alarm you will actually notice, and a testing habit before each wet season.
Very, for a short period. Saw-cutting and breaking out the slab perimeter is loud and produces a great deal of fine dust, and the debris is carried out through your house. The basement is unusable while it happens and the work is generally measured in days rather than weeks. Ask specifically about dust containment and the removal route — it is the part homeowners most often say they were unprepared for.
Yes, but the finishes along the affected walls have to come off — flooring, baseboards, and the lower portion of the wall covering at minimum — and reinstating them is usually not in the waterproofing quote. If you are finishing a basement that has any history of water, doing the drainage first is dramatically cheaper than doing it second.
The drain itself is under concrete and not accessible, which is why the installation quality and the stone and fabric detailing matter so much. What you can maintain is the visible end: test the pump regularly, keep the pit free of debris, check the discharge is running clear at its outlet, and watch the backup battery. Also check whether your warranty imposes specific servicing requirements, because some do.
