Sealing plus insulation saves up to 10% on annual energy bills - not the 30-50% some pitches claim. A same-day whole-house foam pitch without a blower-door test is usually the wrong moment to buy.

How much insulation do I need?

For an uninsulated attic, ENERGY STAR recommends R30 in Zone 1, R49 in Zones 2-3, and R60 in Zones 4-8. With 3-4 inches already there, targets drop to R25, R38 and R49. Floors range from R13 to R38 by zone. Check your climate zone on the IECC map rather than assuming. See our insulation guides.

How much does insulation cost in 2026?

Whole-home work runs about $2,000-$7,400 nationally, averaging roughly $4,700 for 2,000 sq ft (Fixr, January 2026). Blown-in installs about $1.65-$3.80 per sq ft; spray foam about $2.75-$7.50 per sq ft depending on new construction versus retrofit. Attic blown-in jobs often land $1,750-$5,500. Does insulation pay for itself?

An attic top-up often does within a reasonable period. A $20,000 whole-house foam job usually does not on energy savings alone, given ENERGY STAR’s up-to-10% figure for annual bill savings from sealing plus insulating. Run the arithmetic against your own utility bills, not a national average pitch.

Three patterns cause most bad outcomes: insulating without air sealing, buying whole-house foam when an attic top-up would do, and trusting tax-credit math from a sales sheet. None of those require building-science credentials to avoid.

Numbers below use published 2025-2026 ranges. Your climate zone, existing depth and utility rates still move the number - three bids on the same target R-value beat any national average.

Cost and pricing

Each answer is self-contained. Where a deeper page exists, the last sentence links to it.

Material and equipment. Closed-cell material alone runs about $1.00-$1.50 per board foot versus roughly $0.50-$1.10 per sq ft for blown fiberglass material. Installed, spray foam is about $2.75-$7.50 per sq ft. You are buying higher R-value per inch plus an air barrier in one step - and removal costs $1.50-$3.00+ per sq ft if it goes wrong.
Blown-in attic work at 8-18 inches typically runs $1,750-$5,500 per Fixr. Bob Vila reports a $2,500 national average with a $1,500-$3,500 typical range. Both are consistent with a mid-size attic as a low-four-figure job when you are topping up, not foam-sealing the whole house.
Fixr puts crawl space work roughly $500-$6,000, averaging about $2,000, or about $1-$5 per sq ft installed. Removal of old material can add $300-$1,000. Treat moisture and vapor barrier first - insulating a wet crawl traps the problem.
Both, but normalize to the same target R-value and square footage first. A cheaper bid to R-30 is not cheaper than a bid to R-49 - it is a different job. Ask whether a quoted $/sq ft is material-only or installed.

Usually different scope: wall dense-pack versus attic only, spray foam versus blown-in, removal included or not, or different target R-values. Line up material, depth, square footage and air sealing before assuming either bid is wrong.

Hiring and quotes

Three written bids on the same specification - same material family, same target R-value, same square footage, air sealing as a named line. One is fine for a tiny patch job after a roof leak repair.
Area in square feet, existing depth if known, target R-value and settled depth in inches, material type, air sealing scope and price, removal if any, attic access and protection of storage, and total cash price. “Insulate the attic” is not a scope.
Yes. ENERGY STAR recommends completing attic air sealing before adding attic insulation. If sealing is vaguely “included,” you cannot verify it was done or what you paid. Named line item with its own price is the standard to insist on.
Not always - many reputable companies assess before quoting. Watch for assessments that always conclude “remove everything and spray foam” with no measurements. A legitimate assessment produces photos, depth measurements and a mixed recommendation.
Sometimes - especially spray foam, major wall openings, or when work is tied to a larger remodel. Rules are local. Call your building department. See insulation permits.
Document with a ruler and photos across the attic, dates, and the written target R-value. Most states require a chance to cure before full withholding. Settled depth after fluffing matters - measure after the job, not only while the hose is running.

The work itself

Usually no. If existing material is dry, clean and undisturbed, most crews add on top. Removal is warranted for rodent contamination, mold, water damage or fire damage. Crawl space removal runs about $300-$1,000 per Fixr - make contractors justify it.
Insulation slows heat moving through a surface. Air sealing stops air moving through holes. They fix different problems. Doing insulation without sealing leaves the cheaper savings on the table. ENERGY STAR treats them as one combined project for that reason.
Both work. Cellulose has slightly higher R-value per inch (about 3.2-3.7 versus 2.5-3.5) and resists air movement better when dense-packed. Fiberglass does not absorb water the same way and settles less. Install quality matters more than brand loyalty.
In tight cavities and where you need a vapor barrier, often yes - about R-7 per inch versus about R-3.8 per Fixr. In an open attic with unlimited depth, usually no. You would pay roughly double the material cost per board foot for a benefit depth can provide cheaper.
Approximate installed values from Fixr material data: fiberglass about 2.5-3.5, cellulose 3.2-3.7, mineral wool 3.0-3.7, open-cell spray foam about 3.8, closed-cell about 7. Buy high R-per-inch only where inches are scarce.
Usually the attic. It is the cheapest square footage to treat, easiest to verify, and usually where the biggest gap to recommended R-value sits. Wall dense-pack is more disruptive and costs more per foot. See insulation services.

Problems and emergencies

Once fully cured and installed correctly, it is a standard building material. During application it is a chemical hazard - OSHA documents isocyanates as a cause of occupational asthma and eye, nose, throat and skin irritation, and notes some are classified as potential human carcinogens. Stay out for the manufacturer’s re-occupancy period. Take a bad-cure odor seriously; removal runs $1.50-$3.00+ per sq ft.
Only if paired with air sealing. Ice dams come from warm air escaping into the attic and melting snow on the roof. ENERGY STAR recommends completing attic air sealing before the insulation project for exactly this reason. Heated cables treat the symptom.
Measure depth and compare to ENERGY STAR recommendations for your zone (R30-R60 uninsulated attic targets). If you can see the tops of the ceiling joists, you are well short almost anywhere in the country. Dirty patches on top of insulation map air leaks.
Active roof leaks wetting insulation, suspected combustion appliance backdrafting after air sealing, and a spray-foam job with persistent chemical odor past re-occupancy guidance. Wet insulation is a moisture project first. Do not “add more” over an active leak. See insulation problems.
A bad mix ratio, wrong temperature or excess thickness per pass can leave persistent odor. That is a quality failure, not normal curing after the re-occupancy window. Document dates, ventilate as advised, and escalate to the manufacturer and contractor quickly - removal is expensive.

After the job, warranty and maintenance

Fixr puts fiberglass at 80-100 years and blown-in insulation at 20-30 years as material-life figures. Performance drops sooner if material is compressed, wet, or disturbed by rodents, storage and attic traffic. Depth checks every few years are cheap insurance.
Usually manufacturer material terms plus installer workmanship on density, coverage and air sealing if scoped. Spray foam warranties may require specific install conditions. Read registration rules and what voids coverage. See insulation warranties.
Measure settled depth in several attic locations against the written target, look for baffles at soffits so vents are not buried, and confirm air sealing locations if they were listed. For foam, confirm thickness and that re-occupancy instructions were followed.
Compressing loose-fill reduces R-value. Use raised platforms that do not crush the insulation if you must store items, and keep clearances around fixtures as required. Traffic paths should not create permanent compressed trenches.
Document the same day, notify in writing, and use liability insurance if needed. Ask for proof of insurance before work. Blown-in work near recessed lights needs correct clearances and, where required, IC-rated fixtures or covers.

Uncomfortable questions worth asking

No. A sales inspection that concludes “remove everything and spray foam” every time is a script. Demand photos, depth measurements and a price for attic top-up plus air sealing as a baseline before you compare foam.
Target R-value, removal, air sealing scope, access difficulty and material choice (blown-in versus foam). Brand of cellulose is a small slice. Normalize to R-value and square footage before you chase the lowest total.
It depends on your contract and state law. Many agreements allow retention of incurred costs; some three-day cooling-off rules apply to in-home sales. Read the cancellation clause before you sign.
You are mid-project and pressured. Pre-approve change orders in writing with price caps. Wall foam and attic blown-in are different jobs - do not let an unfinished attic become leverage for a whole-house chemical install you did not bid.
Be skeptical. ENERGY STAR’s combined sealing-plus-insulation figure is up to 10% of annual energy bills. Ask for payback math on your actual bills. Comfort and moisture control can justify foam in the right assemblies - inflated savings percentages do not.

Is there still a federal tax credit for insulation in 2026?

The IRS states the Energy Efficient Home Improvement Credit (25C) applies to qualifying property placed in service before December 31, 2025. Do not let a salesperson bake a credit into your 2026 math without checking the current IRS page or a tax professional. State and utility rebates may still apply - verify on those sites directly.

Do I need a permit for my insulation job?

There is no national answer. Spray foam, structural changes and work in some multifamily settings are more likely to need one. Call your building department with the job description. More on insulation permits.

What R-value will my utility rebate require?

Program-specific. Many utilities require pre-approval, specific materials and final depths. Read your utility’s current rebate PDF yourself - contractor marketing is frequently out of date.

Is it safe to convert my attic to an unvented foam roof assembly?

Only a site-specific assessment can say. That decision depends on roof construction, climate, existing ventilation and combustion appliances. An AI tool or sales sheet cannot answer it safely. Get a person with moisture and combustion expertise involved.
