Patio cleaning, before the next gathering

Pavers, poured slabs and stone terraces where people sit, grill and spill. Get a clean that respects joints, seals and the furniture stains that driveway crews ignore.

In short

What is patio cleaning?

Patio cleaning restores outdoor living floors — poured concrete, concrete pavers, brick and some stone — by removing biological film, food grease and furniture stains, then resetting joints where pavers need sand. Sound concrete can take surface-cleaner work; natural stone, soft brick and polymeric joints need a gentler plan, not a driveway wand on full blast. The success metric is a surface you will walk barefoot on and photograph for a gathering, not only a lighter colour from the street. If the “patio” is wood, that is a different service with different fibre risks.

The job

How patio cleaning actually works

  1. Identify surface and joint system

Poured slab, sand-set pavers, mortar-set stone and sealed decorative concrete each set pressure, chemistry and aftercare. Polymeric sand changes how aggressive the clean can be; soft flagstone and soft brick forgive almost nothing. A competent walkthrough names the assembly out loud before quoting a single method.

Watch for: A driveway recipe applied to flagstone with soft pointing. Joints hollow out, stones loosen, and the “clean” patio becomes a trip hazard within a season.

  2. Clear the outdoor room

Furniture, rugs, grills and planters come off. Cover or relocate what cannot move. Stains under stationary pieces are marked for pre-treatment so the crew does not discover a dirty island after the rest of the field is bright.

Watch for: Cleaning around heavy furniture “to save time.” You get a clean border and a permanent dirty rectangle that photographs worse than an unwashed patio.

  3. Pre-treat grease, rust and organics

Grill pads, rust plumes and heavy algae get chemistry and dwell before mechanical cleaning. Food grease often wants heat or dedicated degreasers; biological film wants dwell, not only force. Rushing straight to a surface cleaner on a cooking patio is how grease blooms reappear after the first rain.

Watch for: Pressure-only bids on a cooking patio. Grease laughs at cold water, and turning up PSI only etches the paste around the stain.

  4. Even clean, then restore paver joints

Surface cleaning lightens the field; edges and under-rail shadows are detailed by hand. On sand-set pavers, joint sand is replaced and activated if the system requires it — that step is part of leaving a stable outdoor room, not an optional cosmetic extra.

Watch for: Pavers left with empty joints. The patio looks better for a week and moves underfoot for a year as water and freeze cycles work the open joints.

  5. Optional seal timing after true dry-down

Sealing can help stain resistance on some concrete and paver systems but only after the assembly is dry through, not merely surface-dry in the sun. Entertaining schedules should never force same-day sealer; haze and trapped moisture show up hardest under party lighting.

Watch for: Same-afternoon seal upsells on a still-damp patio. Milky haze is a party killer and often a callback nobody budgeted.

Money

What does patio cleaning cost?

Patio cleaning is usually priced by area and surface type, with rust pre-treatment, grease work, re-sanding and sealing as separate lines. Furniture-heavy or multi-level terraces take longer. See the Cost Guide for exterior cleaning quote structure.

Straight answer

When patio cleaning is the wrong call

Everyone else ranking for this is paid when you say yes. Here's when you shouldn't.

Straight answer

Can I do this myself?

Grill-zone degreasers plus a stiff wand on wet stone is a slip-and-etch combination. Wear shoes with grip, keep tips away from skin, never mix random household chemicals on stone, and do not freehand a narrow tip across soft flagstone.

Reasonable to DIY

  • Sweeping and mild rinsing of sound poured concrete before a small gathering
  • Lifting planters periodically so moisture rings do not set for seasons
  • Spot-treating a fresh grease drip with a product labelled for that surface
  • Moving furniture the day before a pro visit so the whole field can be cleaned evenly

Call a licensed pro

  • Full paver fields that need re-sanding after cleaning
  • Rust and long-set furniture stains that ordinary scrubbing will not lift
  • Natural stone or decorative sealed concrete where the wrong tip scars forever
  • Large entertaining areas where wand striping would show in every photo
  • Multi-level terraces with rails, steps and shade structures that hide film

FAQ

Patio Cleaning — questions people ask

Still have a question? Talk to our team →

Often yes, and it can be efficient on one mobilisation. Still treat them as related scopes: patio stain chemistry, furniture marks and paver joints differ from tyre oil and apron runoff. One invoice is fine; one identical method without thought is not. Ask them to price and describe each surface separately so you can see what you are buying.
Sometimes with the right rust chemistry and dwell; sometimes only partially on porous stone or old concrete. Moving to plastic glides or coasters afterward stops the rings resetting in a month. An honest crew will test a ring and set the expectation before promising a furniture-photo finish.
Walking is often fine once standing water is gone and the surface is no longer slick with cleaner. Sealing, polymeric sand activation and heavy furniture may need longer — sometimes overnight, sometimes longer in cool weather. Ask for the specific aftercare when grease chemistry or sealers were used so you do not host on a sticky or curing surface.
Sealing can reduce staining on some concrete and paver systems and is optional on others. It changes appearance and wet traction, and it needs maintenance. Decide as a separate product with a dry standard, not an impulse add-on while the surface is still wet and the crew is packing up.
Shade and moisture make biological film aggressive. Cleaning helps; chronic damp from poor drainage, irrigation overspray or a roof leak will bring it back. Fix the water pattern if you want the clean to last more than a season, and expect more frequent maintenance on permanently shaded floors.
Controlled mechanical cleaning with a surface cleaner is common on sound concrete pavers, but force is not free: joint sand blows out, soft units scar, and polymeric joints can be ruined if the crew treats the field like a commercial dock. Soft stone and decorative sealed concrete need a gentler plan. Ask how they will protect joints and edges before anyone starts the machine.
