Quick answer: For almost every homeowner, DIY roof replacement is the wrong call. Roofing is the third-deadliest civilian occupation in the United States - 48.7 fatal injuries per 100,000 full-time equivalent workers in 2024 against 3.3 across all occupations, with roughly 84% of roofer deaths caused by falls (BLS CFOI data). That rate is produced by trained crews wearing harnesses. What is reasonably DIY: ground-level inspection, gutter work with real precautions, debris clearing, and minor sealant on accessible details.
This page will not tell you that you can’t touch your own house. It will tell you where the line is, why it sits there, and what the savings actually look like once you price everything.
The number this decision has to start with
Every year the Bureau of Labor Statistics publishes fatal work injuries by occupation. In 2024, roofers recorded 104 deaths at a rate of 48.7 per 100,000 full-time equivalent workers - third-highest of any civilian occupation, behind only logging (110.4) and fishing and hunting (88.8). The all-occupations rate is 3.3. Roughly 84% of roofer deaths in 2023 were falls, slips and trips.
Sit with what that means for a moment.
Those deaths happen to people who work at height every day. Who own full-body harnesses. Who set anchor points before the first bundle goes up. Who work for employers bound by OSHA’s residential construction rules requiring fall protection at six feet or more above a lower level. The 48.7 figure is what the risk looks like after all of that.
A homeowner on a Saturday has: no harness, no anchor, no training in reading a roof surface, unfamiliarity with the specific slope, and often no one home. The mitigations that produce 48.7 are all missing.

What is genuinely reasonable to do yourself
There is a real list here, and it covers most of what routine roof care requires.
Ground-level inspection. A pair of 8x or 10x binoculars lets you assess shingle condition, ridge lines, valleys, flashing, pipe boots and vents from your lawn. Photograph each slope at full zoom and file the images by date. Done twice a year, this catches nearly everything that develops slowly.
Attic inspection. Lights off, flashlight in hand, standing on the joists. Look for daylight through the sheathing, dark staining, rusted nail tips, damp insulation and blocked soffit vents. This is where leaks are found earliest, and it is entirely indoors.
Gutter cleaning - with real precautions. This is the one genuinely at-height task most homeowners can defend, and only on a single-story house with firm level ground. Use OSHA’s own ladder rules: side rails extended at least 3 feet above the landing surface, base set about one quarter of the working length out from the wall, ladder secured against displacement, three points of contact, and never standing on the top two rungs. Have a spotter. Move the ladder rather than reaching sideways. On a two-story house, hire it out.
Debris clearing you can reach. Leaves out of an accessible valley, a branch off a low section - from a ladder, without stepping onto the slope.
Minor sealant on accessible details. A small touch-up on a reachable, low-slope penetration is defensible. Re-flashing a chimney is not.
Roof snow raking from the ground. A telescoping roof rake, used while standing clear of where the snow lands. Never by climbing.
Watching a rainstorm. Genuinely useful and completely safe. Where water sheets, where gutters overflow, where a downspout does nothing - you learn more in ten minutes of rain than in an hour of dry inspection.

What should not be DIY, and why
Each of these has a specific reason, not a generic caution.

The savings math, honestly
The appeal is real: This Old House puts labor at roughly 60% of a shingle roof’s installed cost. On a $12,000 roof, that reads as $7,000 of savings.
It doesn’t survive contact with the details.
What you don’t save:
- Material at retail. Contractors buy through wholesalers. You don’t.
- Waste. Inexperienced cutting and layout typically consumes more material than a crew’s takeoff assumes.
- Dumpster rental and disposal fees. Tear-off from an average roof is several tons.
- Permit fees. NerdWallet notes permits can run up to about $500, depending on jurisdiction.
- Tools. Pneumatic nailer, compressor, tear-off shovels, roof jacks and planks, chalk lines, tin snips, magnetic sweeper.
- Safety equipment. Harness, lanyard, rated anchors - the things that are non-negotiable and that most DIY budgets quietly omit.
- Your time. A crew does this in one to three days. Weekends turn it into several weeks, with the roof needing to be weather-tight every single night in between.
What it can cost you:
- Rework. The common DIY failure modes - improper nail placement, missed underlayment laps, reused flashing, poor valley detail - produce leaks in year two or three, at which point a professional tears off your work and starts over.
- Warranty position. Manufacturer warranties set installation conditions, and enhanced system warranties are typically available only through certified installers. And there is no workmanship warranty at all, because nobody is standing behind the labor.
- Resale and inspection. Unpermitted structural work shows up in a sale.
- Insurance exposure. Faulty-workmanship exclusions are common, and your own injury on your own roof is treated differently from a worker’s. Ask your agent before, not after.
Once you account for all of it, the realistic saving on a full re-roof is a fraction of the headline labor share - bought with the highest-risk work in residential construction.
Choose DIY if / choose a pro if
Choose DIY only if every one of these is true:
- The task is on the reasonable list above - inspection, gutters, debris, minor sealant
- You are working from the ground or a properly set ladder, not the slope
- Single-story, firm level ground, dry conditions, no wind
- Someone else is home and knows you’re up there
- You own and will use appropriate fall protection for anything at height
- You have no balance, cardiac or medication factor in play
- You are honest that you can stop and come down
Choose a professional if any of these is true:
- The job requires standing or working on the roof surface
- The pitch is steeper than you can stand on comfortably
- The house is two stories or more
- The material is tile, slate, or wet metal
- Flashing, decking, structure or a skylight is involved
- A storm just went through
- You would be learning the technique from a video
- Your warranty, permit or insurance position depends on the install
- You are the only adult in the household who can be up a ladder
What each mistake costs
Hiring out something you could have done. You pay for a gutter clean or a small sealant touch-up you were capable of. The cost is a couple of hundred dollars and slightly less familiarity with your own roof. That’s the whole downside.
DIY-ing something you shouldn’t have. The costs range from a leaking roof you pay twice for, to a voided warranty, to a failed inspection at resale, to a fall. The fall is not a rhetorical device - it is the leading cause of death in this trade, among people far better equipped than you are.
The asymmetry is total. One mistake costs a few hundred dollars. The other has no ceiling.
The five DIY failure modes that cause leaks
Set the safety question aside for a paragraph and look purely at the work product. When a homeowner install leaks, it is almost always one of these five - and none of them is obvious while you’re doing it.
1. Nail placement. Roofing nails have a narrow correct zone on each shingle: high enough to be covered by the course above, low enough to catch the top of the course below. Nails driven too high hold one shingle instead of two. Nails driven too low sit exposed. Nails overdriven cut the mat; underdriven ones back out and telegraph through. This single detail accounts for an enormous share of wind-loss and leak failures, and it’s invisible the moment the next course goes down.
2. Underlayment laps and sequencing. Underlayment has to shingle-lap so water always crosses a downhill edge, and ice-and-water shield has to run where climate and code require it. Reversed laps look identical from above and route water directly onto the deck.
3. Flashing. Step flashing at walls, counter-flashing at chimneys, valley detail, drip edge sequence relative to underlayment - each has a correct order. Reused flashing, or new flashing installed in the wrong sequence, is the most common source of leaks on any roof, professional or not. It is also the hardest part to learn from a video, because the correct answer depends on the specific junction in front of you.
4. Penetration sealing. Pipe boots, vents, satellite mounts. Sealant is not a substitute for correct flashing; it’s a supplement to it. A boot bedded on caulk rather than woven into the courses will leak on a schedule.
5. Ventilation. Adding a ridge vent without balanced soffit intake produces very little airflow and can pull conditioned air out of the house. Getting this wrong doesn’t leak - it just cooks the shingles from underneath and quietly shortens the roof’s life by years.
The pattern across all five: each error is concealed by the next step of the work, and each surfaces in year two or three. By then, the fix is a tear-off.
If you’re going to do it anyway
Some readers have real trade experience, a single-story low-slope roof, and will proceed. If that’s you, the harm-reduction version:
- Buy real fall protection first. A rated full-body harness, lanyard and a proper roof anchor - not a rope over the ridge. Set it before the first bundle goes up.
- Never work alone. Someone on site, aware, with a phone.
- Never work on a wet, frosty, mossy or hot surface. These are stop conditions, not preferences.
- Call your building department before you start. Permit and inspection requirements are local; find out what applies rather than discovering it at resale.
- Call your insurer before you start. Ask specifically about owner-performed work and about your own injury.
- Read your warranty terms before you buy material. Installation conditions vary by manufacturer, and enhanced system coverage generally requires a certified installer.
- Dry in every single night. Never leave a deck exposed to a forecast.
- Do the flashing properly or hire that part out. Some homeowners hire a roofer for flashing and penetrations and self-perform the field. It’s an unusual arrangement, but it targets the risk where it lives.
- Rent a dumpster and buy a magnetic sweeper. Tear-off debris and nails are a hazard to your household for weeks otherwise.
- Budget for the possibility of paying twice. If it leaks, the fix is not a patch.
None of that makes it a good idea. It makes it a less bad one.
The middle path most homeowners should actually take
The best version of “doing it yourself” in roofing is not installation. It’s everything around it.
- Inspect your own roof twice a year from the ground and the attic, and photograph it. You’ll catch problems years earlier than a homeowner who never looks.
- Keep your own drainage working - gutters clear, downspouts flowing, water leaving the foundation.

That version of DIY reliably saves money - often more than a botched install would have - and none of it requires you to be at height.
The tasks people ask about most, answered individually
Replacing a few blown-off shingles. Not DIY unless they’re on a low, single-story, gentle slope and you own fall protection. The shingles are cheap; the position you have to work from is the problem. Sealing a pipe boot. Borderline. If it’s reachable from a ladder on a low section and you’re only applying sealant to a boot that’s otherwise intact, defensible. If the boot is cracked through, it needs replacing, which means lifting courses - hire it.
Cleaning gutters. The most reasonable at-height homeowner task, on a single story, with OSHA ladder practice and a spotter. Two stories: hire it.
Removing moss. Not DIY on the roof. Moss makes the surface as slick as ice, which is precisely why you shouldn’t be standing on it to remove it. Ground-applied treatments and professional soft-washing exist for this reason.
Installing a satellite dish or antenna mount. Not DIY - it’s a new roof penetration, and penetrations are where leaks live.
Adding attic insulation or air sealing. Genuinely DIY, entirely indoors, and one of the highest-value things a homeowner can do for roof longevity in a cold climate. This is the good version of doing it yourself.
Clearing snow. From the ground with a roof rake, yes. By climbing, never.
Inspecting after buying a house. Do your own ground and attic inspection immediately, then pay for a professional roof inspection separately from the general home inspection if the roof is over ten years old.
