What it probably is

  1. A plumbing leak on the floor above

    The most common cause on a mid-floor ceiling

    The stain appears or grows regardless of weather, and often after someone showers or a washing machine runs. A supply leak drips constantly; a drain leak only when that fixture is used.

  2. Roof leak or flashing failure

    The most common cause on a top-floor ceiling

    Top-floor ceiling, and the stain grows during or shortly after rain. Often near a chimney, vent, skylight or valley rather than in open field.

  3. A blocked HVAC condensate drain

    Very common in summer

    Cooling season only, with an air handler in the attic above. The pan overflows and the water finds the nearest path down, often a duct boot.

  4. Condensation on ductwork or pipes

    Common, and an insulation problem

    Humid weather, diffuse damp rather than a defined ring, often along the line of a duct run in an unconditioned attic.

    Winter only, on a top-floor ceiling near an exterior wall, after snow and a freeze-thaw cycle.

What to do before anyone arrives

  1. Check whether the ceiling is sagging before you do anything else

    Look for a bulge, a downward curve, or a patch that looks heavy. Saturated drywall holds a surprising amount of water and gives way without warning.

    If it is bulging, keep people out of the room, move what you can from underneath without standing beneath it, and do not poke it to "let it drain" unless you have accepted that the ceiling is coming down.

  2. Find out whether the leak is still active

    Draw a pencil line around the edge of the stain and write the date and time on it. Check in a few hours and again tomorrow. A stain that grows past the line is live; one that never moves is historic and needs a different conversation.

  3. Work out what is above it - and do not assume it is directly above

    Water runs along the top of drywall, along joists and down pipes before it finds a low point. Map what sits over that area: a bathroom, a kitchen, an attic air handler, a roof valley. The source is frequently several feet away, sometimes further.

  4. Use the weather and the fixtures as a test

    If it grows during rain, look at the roof. If it grows when the shower upstairs runs but not otherwise, it is a drain or a seal. If it only appears in cooling season, look at the condensate drain on the air handler. This is the cheapest diagnostic available and it narrows the trade you need to call.

  5. Get air moving, and put something underneath

    Open the room up and run a fan across the area. Wet materials must be dried within 24 to 48 hours to avoid mould growth, per EPA guidance, and a ceiling cavity dries slowly.

    Do not put a ladder under a sagging ceiling to inspect it, and turn off the circuit for any light fitting the water may have reached.

  6. Call the right trade, and say what you observed

    Tell them whether it grows with rain, with fixture use, or with the air conditioning - that sentence often decides whether you need a roofer, a plumber or an HVAC technician, and prevents paying for the wrong visit.

    This is the end of the homeowner sequence. Opening a ceiling to trace a leak is not a DIY inspection, particularly where wiring runs through the cavity.

The stain is the cheapest part of this to fix and the least important. What matters is whether the leak is live and how long the cavity above has been wet, because a ceiling that has been damp for weeks usually means insulation and framing that need attention rather than a coat of stain-blocking primer. Painting over an active leak is the single most expensive shortcut available here.

Two hazards, both underrated. A bulging ceiling is a structural failure waiting to happen - saturated drywall comes down in sheets and takes light fittings with it. And water in a ceiling cavity is usually sharing that space with wiring, so kill the circuit for any fixture in the affected area before anyone goes near it.

The observation work is genuinely yours and it is worth more than it sounds: marking the stain and noting what makes it grow will often tell a professional which trade they should have sent before anyone opens anything. What you should not do is paint over it. Stain-blocking primer hides an active leak beautifully for about six weeks, which is exactly long enough for the cavity above to become a much larger problem.

The stain itself is not, but two things around it can be. A ceiling that is bulging or sagging is holding water in saturated drywall and can come down without warning, so that room should be kept clear. And ceiling cavities usually carry wiring, so water reaching a light fitting is an electrical risk - switch that circuit off. A flat, dry, historic stain with no sag is a cosmetic problem once you have confirmed the leak is genuinely finished.
Mark it. Draw a pencil line around the outer edge of the stain and write the date beside it, then look again after a few hours and again the next day. A stain that pushes past your line is live and needs a source found. One that stays exactly where you drew it is historic - the result of something that has already been fixed or has stopped on its own.
