How slab foundation repair actually works

  1. Rule out an under-slab plumbing leak before anything else

    A leaking supply or drain line under a slab softens and erodes the supporting soil continuously. A pressure test on the supply side and a static or camera test on the drain side answer this at a small fraction of the cost of underpinning.

  2. Establish whether the slab is post-tensioned

  4. Understand what your soil is doing seasonally

  5. Try the cheap interventions where they apply

    In expansive-soil regions, stabilising moisture around the perimeter - consistent watering in drought, gutters and downspouts that discharge well away, correcting grade that ponds against the slab, managing large trees drawing moisture from beneath - is inexpensive and sometimes changes the trajectory.

  6. Specify the support scheme from measurements

    If underpinning is warranted, the scheme states where each support goes, what it must reach, and what the target movement outcome is. When saying yes is the wrong move:
  • No one has tested the plumbing under the slab. This is the single most common sequencing error on slab houses. The test is comparatively cheap, and a positive result changes the entire recommendation.
  • The slab is or may be post-tensioned and nobody has located the tendons. Any proposal involving cutting or coring is on hold until that is done. This is a safety issue during the work, not only a structural one afterwards.
  • The symptoms cycle with the seasons and have not progressed year over year. A house moving with the clay and returning is a maintenance situation. Underpinning a house that returns each spring can lock in the position it happened to be in on installation day.
  • Your gutters, downspouts and grade have never been corrected. Water dumping at the slab edge is a continuous soil-moisture event you are paying for twice - once in symptoms and once in repairs that get undone.
  • The cracking is in the floor covering rather than in the structure. Tile debonding, grout failure and shrinkage cracking in the slab surface are finish and curing issues. They are not evidence of foundation movement on their own.
  • You are being sold a whole-perimeter scheme for a localised problem. If the survey shows one corner has moved, ask directly why supports are proposed on three sides, and ask for the measurement that justifies each one.

  • Have you tested, or will you require, a plumbing test under the slab before quoting? The answer sorts contractors into those who diagnose and those who sell a product. A leak found now is thousands of dollars of underpinning not installed into moving ground.
  • Is my slab post-tensioned, and how did you determine that? "Probably not" is not a determination. Builder documentation, edge markings or a non-destructive scan are. Any cutting depends on this answer.
  • If you are cutting or coring, how will you locate the reinforcement first? Establishes there is a method, not a hope. It also tells you whether the scan cost is inside the quote or arrives later as an extra.
  • How many supports, at exactly which locations, and what measurement puts each one there? Ties the count to evidence. It is also the only way to make competing bids comparable, since the count is the bulk of the price.
  • What is the target outcome - stabilisation, or recovering elevation? These are different jobs with different risks to your finishes. Getting it written down prevents an argument about what "fixed" meant.
  • Who removes and reinstates flooring for interior work, and what happens if it cannot be matched? The reinstatement gap is where slab projects generate their worst surprises, especially with discontinued tile.
  • What does the warranty cover if the slab moves again, and does it survive you selling the house? Ask whether it covers only the installed supports or the slab's position, what maintenance obligations void it, and whether transfer is once or unlimited. Get the transfer procedure in writing now, because the day you need it you will be mid-sale.

Start with the builder documentation and the age and region of the house, then look at the slab edge - post-tension construction is often marked with a warning at the perimeter where the tendons were stressed. If that produces nothing definitive, a non-destructive scan by someone with the right equipment settles it. Treat "unknown" as "yes" until it is established, because the consequences of being wrong run one way only.
Because the mechanism is the same one. Water escaping under the slab softens supporting soil, and in some soils it washes fines out entirely, so the slab loses bearing in a localised area and moves. The symptoms upstairs - sticking doors, cracked walls, a slope across the floor - are indistinguishable from settlement. The difference is that the cause is still running, so support work alone does not resolve it.
In expansive-clay regions it is a recognised practice, because the damage there comes from the soil drying out and shrinking away, then swelling again when rain returns. The objective is consistency rather than volume - steady moisture around the perimeter through drought, without saturating right against the slab. It is not a repair, and it will not reverse settlement that has already occurred.
Sometimes partially, rarely fully, and the attempt carries costs of its own - brittle finishes, rigid pipework and masonry above do not always tolerate being moved back. Concrete that has cracked does not un-crack when the ground under it is raised. Whether to pursue elevation recovery or accept stabilisation is a decision to make deliberately, and it is set out on the foundation leveling page.
A slab surface can craze and crack from ordinary shrinkage during curing, entirely independently of any soil movement, so the presence of a crack is not by itself a finding. What matters is whether anything is moving now, which is a measurement question rather than a visual one. Document what you have and see foundation crack repair before treating a crack as a verdict.
Large trees draw considerable moisture from the soil, and in shrink-swell clay a mature tree close to the foundation can contribute to localised drying and settlement. That does not mean removal is automatically the answer - removing a long-established tree can allow soil to rehydrate and swell, producing movement in the other direction. It is a case for advice from someone assessing your specific soil and setback, not a rule.
