Attic insulation means bringing the ceiling plane of your home up to a depth that suits your climate zone — normally by blowing loose-fill fibreglass or cellulose over the attic floor, or by insulating at the roofline in a conditioned-attic design. The work that decides whether it succeeds happens before any insulation is installed: sealing the air leaks in the ceiling below it, confirming the attic is ventilated, and dealing with anything wet, buried or electrically unsafe up there.
Attic inspection, before anything is quoted
A competent contractor gets into the attic and reports what is there: existing depth and type, moisture staining, the state of the ventilation path, whether bath and dryer vents terminate outdoors, wiring vintage, and access. This visit decides the whole scope.
Watch for: A quote produced from the driveway or over the phone. Attic pricing depends on access, obstruction and what has to be dealt with first — none of which is visible from outside.
Hazard screening — vermiculite, wiring, moisture
ENERGY STAR flags three findings that stop the job: vermiculite, "which may contain asbestos" and must not be disturbed unless lab-tested; knob and tube wiring, pre-1930 and "a fire hazard when in contact with insulation"; and wet or mouldy insulation. Any of them changes the project before it starts.
Watch for: A crew that starts blowing before saying anything about what is already up there. Loose-fill over vermiculite means a far more expensive removal later, and loose-fill over knob and tube is a fire risk you have paid to create.
Air sealing the ceiling plane
This is the step that separates a job that works from one that does not. ENERGY STAR names the targets: behind and under kneewalls, the attic hatch, wiring holes, plumbing and pipe holes, dropped soffits open to the attic, recessed lights, and the furnace flue or duct chaseway. Once loose-fill is down, none of these is reachable.
Watch for: Sealing quoted as optional, or "we do a bit as we go". Insulation is air-permeable; if air keeps moving through the ceiling, added depth underperforms and you will never know by how much.
Ventilation baffles and eave protection
Rigid baffles are installed at the eaves so the new insulation cannot slump into the soffit vents and cut the airflow path from soffit to ridge. In a vented attic design this airflow is what keeps the roof deck cold and dry.
Watch for: No baffles on the quote. Blowing loose-fill deep at the eaves without them is the fastest way to block ventilation, and blocked soffit vents are a documented route to ice damming and a damp roof deck.
Protecting fixtures, hatches and chaseways
Recessed lights not rated for insulation contact need dams or covers; the flue gets metal flashing and high-temperature sealant with its required clearance; the attic hatch is insulated and weatherstripped so it stops being a hole in the middle of the work.
Watch for: Loose-fill piled straight onto recessed cans. Fixtures not rated for direct contact can overheat when buried, and it is not visually obvious from the room below which type you have.
Installing the insulation
Loose-fill is blown from a hopper through a hose to a consistent depth across the whole plane, including the awkward perimeter. Batts, where used, are cut to fit tightly with no gaps and no compression. Depth markers are set so the result can be checked.
Watch for: Depth that tails off at the edges and in the corners. The perimeter is where the ceiling meets the coldest structure and it is also the hardest place to reach — so it is the first thing that gets skimped.
Depth verification and handover
You should get the material used, the installed depth achieved, the coverage area, and depth markers left in place so the result is checkable a year from now. Keep the paperwork — utility and tax programmes usually require documentation of exactly this kind.
Watch for: No depth card and no markers. Loose-fill settles somewhat; without a record of what was installed you cannot tell settling from underdelivery.
Attic insulation is usually priced by area covered and target depth, with air sealing, baffles, removal of old material and hazard remediation as separate lines. Three hard stops before you rent a blower. Knob and tube wiring — pre-1930 wiring is a fire hazard in contact with insulation; do not cover it. Vermiculite — may contain asbestos; do not disturb it until it has been lab-tested. Recessed lights — fixtures not rated for insulation contact can overheat when buried, and you cannot reliably tell which type you have from the room below. Also: never blow loose-fill into the eaves without baffles. Blocking soffit vents is one of the most common ways a DIY attic job causes ice dams and a damp roof deck.
Will you go into the attic before quoting, and tell me what is currently up there?
Existing type and depth, moisture, wiring vintage and ventilation state decide the scope. A quote without an attic visit is a guess with a number on it.
Is air sealing included, and what specifically will you seal?
You want to hear the hatch, wiring and plumbing penetrations, dropped soffits and the flue chaseway named. Once loose-fill is down, none of them can be reached again.
How many baffles are included, and at which eaves?
The number should be a number. "We'll put some in" is how soffit vents end up blocked and ice dams start.
How will you handle the recessed lights and the flue?
Covers or dams for fixtures not rated for contact; metal flashing and high-temperature sealant at the flue. Both are safety details, not finish details.
What target depth are you installing, and what is that based on?
The right answer references your climate zone, not a house-brand default. If the answer is "the usual", ask what the usual is based on.
Will you leave depth markers and give me a coverage record?
It is how you check the job later, how you tell settling from underdelivery, and what efficiency programmes ask to see.
Do my bath, kitchen and dryer vents terminate outdoors?
