How commercial kitchen remodel actually works

  1. Concept, menu and equipment schedule first

    The equipment schedule is derived from the menu and the covers, and everything else follows from it: utility loads, hood length and capture, refrigeration, and the space each station needs. This is done before layout, not after.

    Watch for: A layout drawn before the menu is settled. Equipment dictates utilities and ventilation, and changing the cooking line later invalidates the hood design and the plan review.

  2. Authority engagement and plan review

    Health, building and fire authorities each review different aspects, and their requirements are set locally. Plan review typically covers layout, finishes, hand-wash provision, warewashing, refrigeration and grease management.

    Watch for: Treating the authorities as an approval at the end. Engaging them at design stage costs a meeting; discovering a requirement at final inspection costs a re-fit and a delay to opening.

  3. Ventilation, make-up air and fire suppression

    The hood is sized and positioned to the appliances beneath it, the exhaust route is designed out of the building, make-up air is provided to replace what is extracted, and a suppression system covers the cooking line and is interlocked with the fuel supply.

    Watch for: Exhaust designed without make-up air. The kitchen goes negative, doors become hard to open, extraction performance collapses and combustion appliances can be affected. It is a common and consequential omission.

  4. Grease management and drainage

    Grease interception, floor drainage falls, and the connections from warewashing and the cooking line are designed together. Landlord and utility requirements frequently constrain what is permitted.

    Watch for: A floor laid to insufficient fall towards the drains. It is the finish defect that cannot be corrected without taking the floor up, and it fails inspections repeatedly.

  5. Utilities and services capacity

    Electrical service, gas capacity, hot water generation and water pressure are checked against the new equipment schedule. In older premises these are frequently the binding constraint rather than space.

    Watch for: An equipment schedule specified without confirming incoming service capacity. Discovering the supply is inadequate after equipment has been ordered is one of the more expensive ways to run a fit-out.

  6. Inspectable finishes

    Floors, walls and ceilings have to be smooth, non-absorbent, cleanable and correctly detailed at junctions — coving at wall-to-floor, sealed penetrations, and no unsealed joints where equipment meets a wall.

    Watch for: Domestic-grade finishes specified to save money. They fail inspection, they fail early under commercial cleaning regimes, and replacing them means closing again.

  7. Phasing and closure planning

    Work is sequenced against trading: temporary kitchen arrangements, off-hours work where practical, and a hard-closure window sized to the tasks that genuinely cannot be done around service.

    Watch for: A programme without a defined hard-closure window. It usually means the closure is going to be longer than anyone has planned for, and staffing and supplier notice depend on that date being real.

  8. Commissioning, inspections and reopening

    Equipment is commissioned, hood airflow and suppression are tested and certified, final health and fire inspections are booked, and staff are trained on the new line before service resumes.

    Watch for: Booking the reopening before final inspections are scheduled. Inspection availability is outside your control, and a reopening date announced to customers and staff is expensive to move.

What cannot usually be worked around is the period where the cooking line, the ventilation or the floor is out — that is the hard-closure window, and it should be defined by identified tasks rather than assumed to be short.
Typically several bodies with different interests: the health authority for layout, finishes, hand-wash and warewashing provision, refrigeration and grease management; building for structure, accessibility and general construction; and fire for suppression and egress. Requirements are set locally and vary considerably, which is why engaging them at design stage rather than at completion is the single highest-value thing you can do on this project.

Without designed make-up air the kitchen runs at negative pressure: extraction performance falls well below its rating, doors become difficult to open, cooking odours can be drawn into the dining area rather than out of the building, and combustion appliances can be affected. It is a frequent omission and it undermines the most expensive part of the installation.
